I am currently enjoying my holidays in Punta Cana and local real estate has caught my eye.

Developments like Cap Cana, Cana Rock, Nueva Romana are being advertised as condos and villas for sale. Closed gate communities with all amenities one could wish for...

Prices looks reasonable, starting from north of $100k for one bed apartment. I visited Cap Cana in May 2017 and I remember it being very quiet there, although staff told me that winter months are very busy with north american snow birds staying over.

I am starting to think about my retirement which I would like to start in next ten years by working part time. And working part time from Punta Cana for few months a year looks pretty appealing. I live in London and retiring in the UK is something I will try to avoid, especially in the early years.

I wonder if anyone here has a first hand experience owning a property like that (or even renting one for a period of time)? What is it like to live in a development like this? Anything to watch out for, any hidden mines? Does one need to own a car to be able to exist here? Any opinions and experiences are welcome.

Make sure you understand the agreement you have to sign on maintenance fees. How are they calculated? Is there any upper limit on increases?

Purchase price is just the initial cost.
