Cost of adding a new 1/2 bathroom (ground floor)

Post by mtmingus »

I understand that these depend on locations. But if you have done projects like this yourselves, or know someone did this in recent years, please share your experiences. Thanks.

Adding a 1/2 bath? Could be a huge range. Is it in an existing space (such as a closet above a basement or part of a garage) or will it be a bump out on the side of the house? Are you sure you don't want a shower too if you don't already have one downstairs? As you think about it a bathroom needs hot and cold water and a floor level sewer connection. You can visualize in your mind how you could get those connections to the area you are thinking about, and that would help you contemplate scope before you bring in a contractor. Also if it is a bump out think about the roof line and type of foundation. Complicated is more. Simple is less.

Thanks Stan.
Yes, 1/2 bath. There is a full-bath on the ground floor already.
The space would be inside the garage.

Would the concrete garage floor need to be trenched in order to run water/electricity to or waste from the proposed location?

Is the garage heated (so bathroom plumbing doesn’t freeze)?

Do you have an easy way to vent the bathroom?

Those are some of the details that can add $ to the cost of adding a small utilitarian 1/2 bath to your garage. Consider having a couple of contractors give you a quote.

: Yes

:Currently no. But garage is next to a bedroom.

Do you have an easy way to vent the bathroom?
:Not sure. The top of the garage is an attic.

Finishing up a bath addition with plumbing through wall mostly. Didn’t track too closely, but came to about $6k.
Rough-in plumbing: $1500 (toilet location will be driver, no trenching here)
Tile floor: $600
Fixtures: $600
Electrical: $800
Walls/door: $1k
Volunteer labor (friends & family): $1k

Converting garage space will likely be much more expensive. You are going to have to break up some concrete to run drains. If you have a basement under the bedroom they may be able to penetrate the wall at an angle to access the basement and existing plumbing. If you are on a slab or the basement is not next to the garage space you could be doing some major concrete demo and trenching to get a functional drain. How far away is the nearest bathroom or kitchen in relation to the space you want to use?

I would consider that the floor. We had a convenient location with a wet wall handy. It’s all about the plumbing to me and close/easy it is to your waste lines.

(Had a plumber who just quoted me $10k for a repair on a connection between our waste line and the sewer main. 7’ excavation in one spot for a few feet of pipe. So YMMV)

It depends greatly on how close water supply and drain lines are to where you want the new bathroom to be. If they're close and you do it DIY, you could do a pretty nice bathroom for a few thousand dollars. If not and you hire it out, it could be much more, easily $20k.
