At your age and where you are financially, you need to save up in “cash” holdings and consider a taxable account for investing before paying any extra towards the mortgage.
Wishful thinking would be to keep your eye on mortgage rates to go down in the future and refinance.
You’re off to a great start but you really don’t want the majority of your net worth tied up in an illiquid asset (the house).
Also, chances are this won’t be your forever home.

You lost me at the NIH part.
But if you want to pay them off, why not pay one off immediately and then you said you save 5-7k per month so just put 5k per month on the other loan and you’ll be done in 4-5 months.

Continue the 401k. Have an EF ready. I am 52. I maximize contributions but I have a EF to lean on. Also keep skills current. I would agree to keep on with the funding of the retirement plan(s) routine, have an EF, and always be polishing skills. I guess my question to mortfree would be whether or not his/her household is a single or a dual income household. A little of everything. But I do agree with others who posted the list in order but I just don’t think you can check these off one at a time without falling behind somewhere. I don’t think you shared numbers so I don’t know where you are today as far as retirement, savings, etc. we do see the debt. 10% to retirement. Adjust as needed (higher) Make sure you have an EF If you are using credit cards make sure they are always paid in full every time. Student loans. And the mortgage is way down on the list of things to pay extra. Not sure why you did ARM but that’s what it is. Can you really afford to commit 330k to an illiquid investment? That’s why I put it at the bottom. Then you can see where college savings fits in. It’s a marathon

I think people are hung up on the square footage.
It’s probably a 3600-4000 sq ft home with a large finished basement.
OP said smaller homes aren’t in great shape.
There’s also somewhat a good chance that a neighborhood with homes that size and pricing could guarantee a good choice for where to live in an unfamiliar area.
You just need to realize that your house will consume you financially.

What would be the point of paying extra to the mortgage (5-10k on a 500k mortgage) when you aren’t going to be anywhere close to paying it off.
What stands out to me is that you might want to move in 4-5 years. How are you going to work that transaction if you have a small amount of cash? If the money is tied up in the house then you won’t be able to get that money until the house is sold. Makes for a difficult transaction for a stressful process of buying and selling a house.
If you have 25k-ish right now for cash (EF) then I would just add the extra money there to get to a higher number.

Thanks to all for the replies. Not an exciting topic but everyone has been very helpful. Today things were a little crazy at home as a new roof was being installed but I did hear back from the contractor on Wednesday night. And if I didn’t do the herringbone it would only save me $600. On the Schluter for the 1” tile it is recommended to do a wet bed then you can apply the Schluter Kerdi over that. I prefer a larger tile myself so I can use the complete shower kit, but I can do it either way. There is a lot more pressure on a smaller tile against the foam tray with a 1” tile. That is why a wet mortar bed is needed prior to the waterproofing with Schluter Kerdi. So I am going to look into a 2” tile minimum. Any additional feedback on the wet...

I did get good suggestions/tips from here so I’ll have to ask the company. I did ask to price out not doing the herringbone wall because it was mentioned that would be almost double labor. I'm in a renovation now with three bathrooms that were specified with large format (48x48) tiles. The tile crew pitched a fit -- understandably so -- and got an upcharge applied. But it wasn't double. For a job like you're describing, a lot of the labor comes before a piece of tile is set. All of the prep work that goes into making sure the floor is pitched properly, the walls are plumb and square, and everywhere is watertight is a significant component of the job. I have used this same company to finish my basement and have complete confidence in their work. They are also the go to company for several people in the neighborhood. But I just like to bounce this off the forum to see if prices are reasonable. It always seems to add up more than I expected Finishing a basement is different from building a tile shower. The latter requires extreme attention to detail; the wrong choice of thinset or poor application technique can lead to insidious leaks that don't manifest for years, at which point the damage has already been done. Does the $15,500 include the $2,000 tile and $1,500 plumbing fixtures or is the total 15.5+2+1.5? It does sound a bit high to me. Schluter stuff is expensive, but it works -- as long as they know how to work with it and use the approved materials, it will have a guarantee from Schluter. Make sure they do an overnight water hold test for the pan once they have all the shower base Kerdi down and the threshold in. I don't know what tile is going on the floor, but you can't do less than 2"x2", as I recall, with a Schluter prefab shower base. ==> But, beating everything is your faith in them doing a good job and that is worth a higher price IMO. If you have 6 years left and 75k mortgage maybe you could try paying 25k this year (normal payment to principal plus x equals 25k)
That way you will pay it off in 3 years or you can adjust your plan as needed.
No getting that extra money to principal back though.

When is the last time you cleaned the filter?
Have you tried running empty with dishwasher cleaner?
Others are probably more correct that it is a pump or tubing issue.

The Costco brand that was discontinued- I believe that was Phonak rebranded and it had charging issues. So Costco was disappointed and dissolved that.
The newest release at Costco is the Philips 9040. And they are also carrying the Lexia (Bose) OTC that you buy on your own (not through the hearing aid center)

Moving in 5-10 years.
Mortgage could be paid off before (or right around) then with normal payments.
You have “only” 30k in non-retirement funds.
You want to move west. Is that more or less expensive?
I’d be saving in taxable rather than paying extra to the mortgage.
Just for curiosity. What is your current loan balance? Everyone is hyper focused on the rates

That’s fine. I thought might be a better chance of maxing 401k if there wasn’t a mortgage payment. Chances are this won’t be the last car payment OP has so I wouldn’t payoff the car loan.
Otherwise is OP going to lock the 60k up in taxable investments or would the plan be to live off the pile of cash that is placed in HYSA so he can max the 401k?
He basically needs to change 401k to 19% to max.

If you are going to sell it, put it towards the mortgage and pay it off.
You are below my 100k loan amount where paying it off is “easy”.
Then start saving again.
