OP, if you are thinking about the Atlantic coast, it's more than rising sea levels. Hurricanes will be more powerful and have greater amounts of water causing extensive damage and flooding far inland. We are planning on weekly early summer rental to get our beach fix in retirement.

Speaking of Denver, our house in south metro we bought for just under 400k in 2013 is now worth north of 600. The neighbor across the street put their house up last December and there was a parade of cars waiting to see it the day it went on the market. Sold for 670k and not as nice a house as ours....

I consider my NWP CDs in taxable as part of my bond fund; checking and savings as cash . Holding a little over a year expenses in both as I transition to retirement next month and saving up for new retirement home down payment in a year or two (or whenever the real estate market cools down).

I received a $500 bonus for opening up and funding a Schwab rollover IRA this year. It was a direct deposit to the account. Question, do I pay taxes on this, e.g. will receive a 1099 next year or will I pay taxes on it when I withdraw the money?

OP, I agree with the above. Keep things simple: VTSAX total stock in taxable; VBTLX total bond and VTSAX if needed in tax deferred, then set your asset allocation on the tax deferred side for desired ratio.

If you buy an Ally NWP CD (or actually any CD) and roll it over at maturity, they will give you an additional 0.05% or currently 0.55%. The sad part is that I have a couple 2% CDs maturing in May, oh the good old days.
