It has been confirmed multiple times that you did not have to be targeted by Amex to take advantage of the offer. Not sure who you follow up with if you don't receive the credit though. I contacted American Express' "Digital Assistance" Team @ 800-297-7500 (I originally called the number on my card and got transferred 5x before they found the right people to help me). Better sends Amex the funds to apply to the card, but Amex has opened an investigation to contact Better and check on that for me. They did remind me that 8-12 weeks is 3 months, but usually folks are paid out sooner than 3 months. I am NOT worried about getting the funds, but I don't want to muck around with it too much and have been sitting tight/antsy until it po...

How long after closing did you guys receive your Amex credit? I know it says 8-12 weeks. But curious if it really takes that long. I did a search in a reddit AMEX discussion site and found that people are reporting that they got their credit in a about a month. I wish I was that lucky. I'm past two months now. At this point, I haven't proceeded to schedule closing on my new refi with Better until the old refi's credit posts to my Amex. I’m down to refi again if the opportunity arises. I already did appraisal with Better.com and have the report, but I may have to find a new lender now because Better.com has some issue with my 2nd mortgage that I’m keeping. They were supposed to let me know whether they can proceed by yesterday, but they didn’t. Better.com was really good when they wanted my business but then after I locked it’s been a completely different experience. The processing expert doesn’t respond to my emails and doesn’t call me when we have an appointment. Thankfully I didn’t have to pay for appraisal because of the AMEX deal. If I switch lenders now, would I be able to transfer the appraisal from Better.com to the new lender? What issue are they having? I'm in process now and am also keeping my 2nd (or at least...

Agreed, process has been horrendous, the team sucks. Disorganized, the first lady I talked to was ignorant. I thought about bailing but the $2500 credit makes any other deal not make any sense.
I locked too early (3.25%) but hey, can't time the market perfectly. $2500 costs - $1815 lender credit -$2500 Amex Credit = $1800 gain.
Lenderfi was able to get me to 3.0% with $1,100 lender credit, 6 year breakeven. I think I will be out of this house in 4 so don't want to gamble.
Oh well, money is money. I shave off 4 years of payments this way. Win

Regardless, I think the timing is a bit unfortunate for me, because the 30-year fixed rate mortgage average published on stlouisfed.org is actually Freddie Mac's Primary Mortgage Market Survey (http://www.freddiemac.com/pmms/). They explain that the rates reflect loans offered Monday through Wednesday : Survey reminder emails are sent out on Mondays and lenders are asked to respond by close of business Wednesday. If we have received no response on Tuesday, we follow-up with a reminder email on Wednesday morning. We receive a few responses on Monday, but most responses are returned on Tuesday with the balance received on Wednesday. Has anyone refinanced in Texas? I am not able to find these sub-3% rates without points (and forget no-fee refinance). I'm wondering what my Texas neighbors are finding. I locked a 3.25% 30 year for no cost (when you including the Better credit, I make $1000). Since I have to subordinate a 2nd lien, that is the best I am getting. Presumably you are not talking about the Better Amex promo and instead their “beat by at least $1,000” offer? If so, just note that the latter is not guaranteed. They often do it, but not always. Made an account here to say thanks to everyone contributing to this thread. I was able to score a great deal because of you guys. I used the Amex deal thru better.com so it’s a 50/50 chance of getting the statement credit but I still had a great deal even if it doesn’t work out. I was 3 years into a 30 yr loan at 4.125% and refinanced with Better at 2.75% on a 15 year loan at 2199 plus taxes/title which is right around 2500 total with everything. So if I do end up getting the Amex credit then this will be a complete wash. I was able to get a better rate at aimloans and had them price match and Better also waived the appraisal fee. Agreed. I was waiting for the same thing. I got closing down to $2k on the 3.25% but I am subordinating a 2nd lien which I take a huge rate hit. When you all say ‘closing costs’, are you referring to what you will be paying out of pocket at closing, or are you referring to the whole kit and caboodle: Origination fees Discount points Appraisal fee Title-Lender Title Insurance And the list goes on....to $11K! Someone on this thread had mentioned Northpointe. So, I reached out to them to get an estimate. They sent me a Closing Costs Worksheet. I sent that to Better to ask if they could beat that price. Better mentioned that I need to get an official loan estimate for them to determine if they could do a price match. Will Northpointe send an official loan estimate? Do I have to apply for a loan and pay a deposit before receiving an official loan estimate? Also, Northpointe is including Appraisal fee ($400) in their estimates although the appraisal will be waived (I believe Better checked that our current mortgage is with Fannie Mae and confirmed it'll be waived). Better cannot exclude the appraisal fee from the estimate before doing a price match...

Dang, I am tempted to do the Northpointe 2.625% 15 year just offered instead of the 3.375% 30 year (cash out refi). Tough choice. Think I am leaning 30 year for flexibility if necessary.

Can you provide any additional info on your loan? I've checked LenderFi 3 times throughout the day and the best no cost rate was 3.75. 510k conforming (bringing in a little cash to get down to this balance), ~30% LTV (SF bay area with a lot of appreciation over the last 7 years), excellent credit scores. Let me know if you want any other info. It seems like you have to apply and talk to someone as the rates I was offered over the phone were lower than what I was seeing on the site. Current: 3.75% 30 year $1450 P&I, and 5.99% 20 year $221 P&I. $1671 total.
New: 3.375% 30 year, $1406, $3445 closing (inc $1000 lender credit)
or I could always do the Northpointe 2.75% 15 year for just the primary.
Better.com is doing the free appraisal anyways so that will be great. I am just waiting to see if they can match the lender above and wipe out all my cost.

So I think I kinda screwed this up (nothing CRAZY but still not optimal) 2019 gross MFJ income: ~$205K (won't be this high in 2020, probably $185k, had a sign on bonus and bonus pay out in same year) - $125K sitting in an inherited IRA going over the 30 year stretch withdrawal rule, I believe it is traditional. No fed withholding from RMD. - $30K sitting in a traditional IRA Each year, I take an RMD from the i-IRA and then turn around and throw it back into the t IRA. Term life insurance is cheap at your age. We got ours at about your age when we had our first child. I suggest the 30yr term for $1M for each you and your wife. We got that and it was about $700/yr for female, $900/yr for male. Since it's cheap, don't skimp with a 20yr policy or less than $1M. You don't want the policy running out when your youngest kids(s) is just entering college. (We each purchased an additional $500K policy when we had kids 3 and 4) We got ours through selectquote.com. Very easy. gave us 3-4 AAA rated policies to choose from. I like that idea of adding on policy if we have kids 3-4. So I ended up going through my insurance company (Amica), they have highest rating A+, they were extremely fair on my past history (both parents passing), and I got approved for a 30 year, $1MM for $78 dollars a month (plus it will knock $42 dollars off my car insurance). I got approved for the 2nd best health rating, I guess I was knocked for taking a prescription for my jaw. Not to mention, I didn't really like working through independent brokers and they were pretty persistent on getting my business. It's convertible to permanent at the 15 year mark. Anything else I need to be aware of? I have a feeling if all goes well, I will be redoing the policy within the next 5 years anyways. Just good to be covered now. This takes me to 58, which ...

So I went through TERM4SALE and spoke with 2 independent agents (I was tired after the 2nd so I just let the 3rd know I am educating myself)... Wow-wee. You really need to be careful with those calculators, Preferred Plus health rating..... :oops: Both agents were actually quite informative... 1. Your parents' history of cancer with one of them dying prior to age 60 complicates your picture a bit. There are only a few insurance companies that will offer you a preferred plus rate. Make sure you're applying with one of those companies. An independent agent should be able to steer you to the correct company. As for the 30 vs. 20-year term, I'd go with the 30-year. You won't even be 50 in 20 years, and, while you might be doing well now, stuff happens. If you decide you don't need the policy after only 20 years, just stop paying the premiums then. Hello, I was on TERM4SALE.com and I really am undecided on really how much and how long of a policy I need? Here is the relevant info: Me: 28/Male/Both parents died of cancer (mother at 55 (Breast)/father at 62 (fatty tissue)/Non Smoker/ Healthy Wife: 27/Female/Both parents still living/ Healthy/ Non Smoker Me: $112K base Wife: $75k base Son is on the way in July. Plans to have 1-2 more (3 total) within the next 5 years. I echo the other poster.... where are you finding a 30 year at 3.29% APR? I don't see all of the expense ratios, but you can certainly do international with a Vanguard choice...just a matter of selecting the ratio of foreign to domestic. You also have a small cap fund, so you can replicate the total US stock market. You did not mention bonds. Do you have another tax-advantaged account for them? In your 401k what are the expense ratios charged for these funds? Wow. Thank you for all the responses. Apparently, the Metal Deverters are actually "FHA Gutters". All is well. That is what I thought were the gutters all along but then the builder I was speaking to called them Metal Deverters, not Gutters. There are no issues with my Foundation, I have had an inspector come out 4-5 months ago, said no signs of foundation problems. Technically, there isn't a draining issue as the water isn't there after 24 hours. The house is only 1.5 years old. I mainly was saying that for the purpose of why I need them to put them on the house. That's a relief! I'm about to put my 5th home on the market and I know how stressful it can be. I'm pretty sure the MLS listing sheet isn't a legally binding agreement for things like that. Mistakes happen. The MLS sheet is mostly an advertisement and the ones I used in IL specifically said at the bottom that mistakes can occur and to verify all information yourself. The only "binding" part was the Realtor commission, if it said 30% on accident instead of 3.0%, the Realtor could try and collect 30%. Perhaps that is what they are thinking of it being legally binding. However, if you look through the contract you signed with said builder, that may or may not list gutters as an improvement. If the contract has it listed but you don't have them, you may have something to work with. I don't see why it wouldn't be a legal documen...

All, I am putting my house up for sale (today actually) and my new realtor noticed my original MLS listing states "Gutters" as an exterior feature. Not one single gutter is on my house and I have been fighting with eroding grass and standing water for the past 1.5 years. My realtor stated that the MLS is a legally binding document and I should have gutters on my house. I am ticked off that they failed to mention this and we have had an extremely bad rain season in Texas that last 12 months. I am most concerned about the fact that my foundation could have suffered damages from the lack of gutters. I was a first time home buyer and they told me that the metal deverters were all I needed. What can I feasible ask from them in return ...
