I have a neighbor with Morgan Stanley. He knows exactly what he’s paying (2-3%) of assets and is fine with it. He knows his financial guy is a sales guy and still enjoys the Christmas dinner. For him the alternative is cash in the bank and he’s doing better with Morgan Stanley.

Price quoted sounds quite reasonable. I've seen some houses where they just threw wood chips everywhere and it looks better than dirt. Smart buyer will be annoyed by this though, since now they have wasted your money, and have to waste their own money removing it.
