About six months ago I simply sent a secure message to Vanguard asking them to stop showing me the PAS advertisements and they quickly complied. Problem solved.

Have your parents sell the house to you and carry back a note for the entire value of the house. Interest rate on the note can be very low. And have them forgive $30k of the note balance per year.

I've been happy with US Mobile. They have an unlimited minutes/text plan with 5 gb of data for less than $20 after all taxes and fees. I don't think they deprioritize speed on this plan either.

I tried Mint Mobile but couldn't get good coverage in my area. Have been happy with US Mobile. They have a 3.5 gb plan with unlimited text and minutes for less than $20 a line after all taxes and fees. And the data speed doesn't appear to be deprioritized..

Here's something I didn't realize until a few months ago: Do you know what the largest subsector of the Vanguard REIT Index fund is? Cell phone towers (15%). The next largest sectors are Healthcare, Apartments, and Industrial (about 10% each). And 7% of its holdings are in Data Centers.

Make a concerted effort to simplify your portfolio. I suggest moving all your IRAs to LifeStrategy or Target Retirement funds. Less to fiddle with.

These are two separate "types" of income and will be treated separately on the K1. You cannot offset active income with passive losses.

How about the option of keeping/investing the cash, and doing a no cost refinance right now to get your rate down to the 2.75% range? That should be the baseline case.

It is common knowledge that the average mutual fund investor does worse than the funds they invest in due to timing and behavioral mistakes.
