Take a look at the AA and glide paths for the Vanguard 529 portfolios for an idea based on age and level of risk.
We got more conservative on high school entry when we were 50-50, reducing equities by 10-15% per year.
Now, 1 year out 15-85 S-B.

I am simple: I just use Fidelity’s Planning tool which provides both income and asset outlooks for 3 scenarios including return average, below average and significantly below average.
I always focus on the latter number to think about my AA and decisions.

You will need to mix and match for emerging, small cap etc.

I use i-Shares ETF (IXUS) or Vanguard (VXUS) which is more broad and no-fee at Schwab if ETFs are your thing.

One thing to consider is if you have similar funds in your taxable account. You then have to be careful of creating a "wash sale" if you were to sell those to achieve tax loss harvesting as it will be disallowed. See the wiki for more details. If not a concern, then yes, it is that simple....

Yes to gutters extended out, no to french drain :shock:
Landscape is graded away AFAIK, and last 4 years basement has been bone dry (touch wood).
2 egress windows with cover. On that note, need to consider if the cover is considered obstacle to escape and should it be hinged to open from below?
