Heloc or mortgage for bridge loan
I want to downsize and move to nicer neighborhood now that I am retired and the kids are gone. I should be able to get 1.2 million for my large house and I have found several smaller homes to choose from that need about $300K in updating and are in the much nicer neighborhood. Most of my assets are in a 401K so I cannot borrow against my 401K. I called Fidelity and they said they are not a bank but I can use margin to borrow against half my taxable account but half my taxable account is well short of what I need to borrow for the 3-4 months while I update the house. I went and saw my bank, Wells Fargo, and they said they do not offer bridge loans but I could borrows 70% of the appraised value of my current house but it would basically be a ...

I also rarely drive more than 100 miles in a day and charge at home. If I stick to the speed limit my energy meter shows me getting over 300 miles on my battery. Since I charge at home I save so much time not sitting at dangerous gas stations looking over my should for thugs. Gas stations erupt in flames almost every day. Gasoline cars (On average, 213,000 cars) in the United States catch fire yearly. This averages out to about 600 car fires per day.
All in all after 2 years of ownership my Tesla, while not perfect by a long shot, is far superior to a petrol car.

TIPS yields are currently roughly in the 1.5%-2% range. With I-bond rates temporarily at 6.89% and with declining inflation, I-bonds seem to me to presently have a definite edge over TIPS , especially with the advantage of never losing value vs. having to hold to maturity to guarantee the rate. But under what circumstances would you consider selling your 5+ year old zero (or very low) fixed rate I-bonds to buy TIPS yielding , say, a hypothetical 1.5% to maturity? How about a hypothetical 1%? (I am assuming that you strongly believe you can hold the TIPS to maturity if necessary to get the inflation protection). TIPs interest when they mature between May and Nov
I was looking at an individual TIP bond on Fidelity, cusip 912828B2T. On the header page, it says it matures on 1/15/2024, and the ask yield to maturity is1.947 percent. I know the principal adjustments are in May and November. If I purchase this bond what interest rate do I earn between the principle adjustment month of Nov 2023 and 1/15/2024?
Am I only earning 1.9 percent during December and 1/15/2024?
Edit: What I am trying to ask is, is there a principle adjustment for inflation between Nov 2022 and 1/15/2023, and what interest payment do I earn for that same period?

Just a speculative thought but I decided to try it out. TIPs under a year duration might be under selling pressure from the Fed unwinding and TIPs funds could be forced into selling due to short duration and leaving them stranded. This might explain the high yield and if both scenarios continue for a while, I will roll over my short-term TIPs as long as it makes sense.

What am I missing? The 1/15/2023 TIPs have a yield to maturity a tad under 4%. Why doesn't everyone with uninvested cash buy them up? I know it would tie up the cash but it will mature in only 5 months and I could always sell them in an emergency. I already bought a lot but I still have extra cash waiting out this downturn.

Buy short term TIPS right now, courtesy of the “Fed manipulated” above inflation YTM’s.

On Fidelity, it looks a little higher now but I may not be reading it correctly. I may not buy any more Ibonds and just buy these. On a side note, I cannot understand why people are buying other bonds at negative real yields while you can buy TIPs with positive real yields. I understand the value of treasuries as a counterweight to the risk of stocks but why not half in TIPs?

My back is so bad I gave up trying to change my tires. My Tesla does not have a spare and I have had two flats. AAA saved the day but I still feel vulnerable on long trips. I have a tire repair kit and a 12V pump in a doomsday situation.

TIPS yield 15%
Help me understand why so many people do not invest in TIPS. I have AGG (Ishare core bond)with a yield of 2.94% and STIP (Ishare short-term TIP)with a yield of 15.17%. I know most of the STIP yield is a principal adjustment for inflation but it's still income to me.
What am I missing? Why is not everyone selling everything and buying STIP or long-term tips? Even if inflation were to be cut in half STIP would pay more.

Liked to paywall article. I have had half my bond allocations to TIPS for a long time. Only recently have they come to life but that is what a diversified portfolio does.

Many people have no problem spending $70K or more for an F150 and then buy $100 in gas a few times a week plus all the other maintenance. You do not have to get a top-of-the-line Tesla.

I believe the $7,500 tax credit has expired, at least for Tesla. Why would you not buy and just sell it as a used car if and when something super compelling comes out in 3 years? Having worked in the leasing business I can tell you the leasing division is always the most profitable business group for a reason.

This year I have a few sales of Crypto but anticipate more in the future. I have been researching crypto tax software with the most important features to me being, HPFO - Highest price first out, and easy import into TurboTax. The only software I could find that does this is Cointracking.info. While research the product it seems I have to have to get the downloadable version of turbo tax to import, not the web version, which I get for free from FIDO.
Has anyone found else found software that seamlessly handles HPFO and web turbo tax importing?

I used to do business there. The Lira is not volatile, it just goes down. Sometimes slow sometimes like falling off a cliff. The economy is under a lot of strain. My advice is not to hold Lira. Just hold dollars or Euros. Hedging costs are prohibitive and the last time I looked you can only out 3 months.

I had this happen to me for $79. I called the hospital and they said they do not deal with small amounts they just sell them to a debt collector. I called the debt collector and said why had they not contacted me and they said they do not try to collect small amounts. They just hope people check their credit history and are willing to pay it off to improve their credit history.
What a joke. I just left it as is since I already have a credit score of 825.

No expert here but my understanding is that the company you buy an option from has to or should take the other side. If they do not and the option pays off big-time but the counterparty defaults the broker is on the hook for the payoff. This is what happened to RobinHood and why they had to borrow billions of dollars. Again, I am not an expert but I think Robinhood was recklessly naked shorting. I could have caused a panic.

I agree 100%, and a lot of those people have money to invest once there are real ETFs in the market. I am 67 and no one my age knows anything about Crypto, which why I think we are still early in the adoption cycle. That is one way to think of it, another way to think of it is that there are no USA ETFs currently, and once they do become available a large pool of money will become available to invest. Other considerations are an uptick in inflation or a declining dollar.

Grayscale is not an ETF. Think of it as a closed-end fund that can sell at premiums or discounts, sometimes substantially. Right now the Bitcoin fund is selling at an 18% discount.

While much better than just buying bitcoins, I'm not a fan of that approach either. I personally prefer to only invest in assets that create added value , therefore no gold, no silver, no currencies. That is 98% of my portfolio at present market weights. But, philosophically, I'm trying to hold the global liquid market portfolio, which includes small slices of things like crypto (~2% of at current $2.4T market cap) and ETF-traded gold (0.17% at $200B market cap). If I truly believe the wisdom of markets is wise enough to follow for stocks and bonds, it's philosophically hard for me to categorically discount the part of the tradeable market that consists of other assets that money flows into for specialized reasons (hedging, speculation, et...

It literally took me 100 feet to get used to regenerative brakes. My wife who struggles with her iPhone took a few days. I love the brakes and try to never touch the brakes. One of the main selling points of EVs is to recapture all that wasted energy when you use the brakes.

I have hired a hundred professionals over the decades. The number of resumes you get is overwhelming and many are just fishing for a huge offer and many are not qualified, they are just blasting out resumes in mass. These tests weed out the unqualified and the fishermen and women.

If you want to dip your toe with only Bitcoin, the cash app is the simplest way to go. It's also the cheapest for small transactions.

As many know I have a model Y. The only other car on my shopping list was a Lexus. Here was my thinking process. While I am in my 60s I have always been an early adopter of technology. I had an apple in the 80s, with 64K of ram, not 64 megabytes but 64K of ram. I have programmed a bit in my finance career. I bought the Tesla because I believe in climate change and gasoline will go down in history like lead pipes in Roman times. I love tech and enjoy the fairly simple learning curve. It drives better than any gasoline car. Downside: expensive, if you go to out-of-the-way small towns you might not find a supercharger. Well, in Cathie Wood, I see a woman creating her own reality in every conscious way, and so far it seems a very legal and ethical way. She's taken so much crap just for being a woman--the stuff I've read in comments here and there shows many men haven't changed in how they see women as just sexual objects who are less than them. Yet, she's out there being a powerful force, due to her vision and creative action. Time will tell if her investment vehicles are better than just having a VOO/BND portfolio, but her influence as a woman using her creative power and making it happen is undeniable and good, not only on the younger generation, but me. Fortunately, I learned of Cathy a few years ago and thought she was spot on. I put 5% into 2 of her funds and it has done very well for me. If you really look past the hype and listen to her philosophy I think she is on to something . But I am cautious and only put 5% in, not 100%. I am sure her funds will be hit hard on the next big downdraft but if that happens I might rebalance more into her funds. Do your own research. Huh. As much as I dislike the idea you may have to bring a professional in and have them use professional-grade pesticides inside and outside. That is what I had to do. They only did the inside once but came back regularly for the outside.
