third row stow and go
great infotainment

Con’s

multiple recalls
no AWD
no 2nd row stow and go
not a lot of them so some mechanics don’t know how to fix it
sliding doors don’t always work
due to fire risk could not garage car for a year
elevated fire risk compared to non-hybrids
Chrysler Corp service is poor

Your post title says financially recover but your words say emotionally recover. Financial recovery is pretty easy. Just do the things you did to go from $375k to $1M the first time and maybe improve upon it. Emotionally I'd suggest learning how to accept, process and let go over and repeat. Yes getting divorced would halve your net worth. Yes that sucks. Yes that REALLY sucks. Yes it's seemingly impossible to find things to be grateful for during a divorce. Yes it's worth trying. Divorce can be the hardest thing for a person to go through. So be gentle and try and limit the damage by avoiding as many major decisions as you can. As well as avoid distractions from processing the emotions. Some of those distractions have very attractive Match...

I went to public college in the Carolinas after growing up in the northeast. I loved it though vowed to try not to raise a family in the south. Maybe it’s different decades later or that my experiences were specific to where I went to school however the culture was not open-minded enough for me.

For retirement it would depend on kids/grandkids and friends. Certain parts of Florida have lots of appeal. Florida is diverse in terms of culture. Key West, Miami, Sarasota, Naples, Orlando, Jacksonville, the Villages Tampa and the gulf all are different culture-wise.

Entering year three of a Pacifica Hybrid. Safe (for me at least) and roomy. I liked the Kia Sorrento however visibility is better in a minivan. CarPlay is great. As is never getting out to fill gas in the winter (garage charging).

And on a practical note it’s probably very unappealing to consider a spouse who’s parents are involved in the relationship. It’s hard enough dating one person let alone their parents. Don’t discount that unboundaried parent behavior may contribute to a good potential partner picking less “involved” in-laws. Or at a minimum your involvement may convey to your children that you don’t trust them. Which could create tension, resent and a lack of trust in themselves. Hopefully your adult children learned to protect themselves, think critically, not overthink and surround themselves with good people. If they ask you I’d encourage and support them. And have THEM do the research...like adults haha. It’s great that you care about your adult children...

I’d figure out what your concerns are first. If you’re concerned about their financial savvy that’s one thing. If you’re concerned at how they’d spend your money another. If you’re concerned that they’ll pick terrible partners another. Or get divorced another. Seeing their ages it seems all the possible fears are out of your control. So the best thing to do is to model the behavior and wish them well. You’re mostly done parenting...enjoy the good things they’ve learned and accept the bad...you’ll enjoy the experience much more.

You have a rare hobby/interest that seems to be lucrative. If it’s cheap to own (I wonder about insurance) and you have back up plan for the garage in case the parent option goes away then I’d rather own that and stocks vs. all stocks right now. Why not make it a gift for when you get a job that pays you what you’re worth?

Buyer’s remorse can be so strong with something that costs tens of thousands that you see every day. Had a serious case of it but figured selling then buying another car wasn’t worth it. I started thinking of things I loved about the car and eventually those thoughts gave me a better experience. That and accepting that I’m still learning. Good luck, Subaru’s are popular for many good reasons!

Seems like cons outweigh the pros if you would like to keep your job. I’m not even sure what the purpose of the emails was. If you want the job keep at it and enjoy it. If you think is going to get you a big promotion and you can replace this job easily then maybe it’s worth the chance.

Maybe let her know it’s a possibility to rent after you have your parking situations figured out. And if she wants to buy it that you’ll consider her offer. If she makes you some crazy offer then possibly. FYI some towns don’t let you sell part of your parcel without restrictions or conditions.

My estate attorney said the best estate plan is the one not needed. So basically to ensure all kids learned discipline, gratitude, work ethic, soft skills, positive attitude, curiosity, etc.

For your plan it’s more challenging bc of your non-parent role. Maybe encouraging them to start a business would be helpful. With the salary scheme I’ve heard of others doing similarly with mixed results. Some kids won’t work because no one has taught them and/or because someone is enabling them. Good luck!

I would test, test and test the seats to save her back. That’s a lot of time in the same position. And get variable cruise control so both feet are on the floor to give better posture. And for her to take breaks. And get snow tires. IMO if there’s no work from home on snowy days no job is worth having loved ones traveling in a 4,000 lb metal box at 75 mph without much traction.

Landlord here. I’d read your state provided tenants’ right guidelines if there is one. And contact a contingency-based personal injury attorney with extensive tenant experience. And weigh what you want. If you don’t need the money maybe just get out and concentrate on life and the newborn.

In the future, look for a landlord that fixes most things within 24 hours and uses licensed, experienced vendors. Online reviews of landlords can be gamed/
fake. On the town records check if they have requested permits if they’ve owned the property for a while. It shows they are organized and above board. And look for a setup and neighbors that gives you the most of what you’re looking for.

Leveraged real estate in a place you really believe will grow in population/wealth could really jump start or really sink you. If it cash flows well from the start and fits your family than it possibly makes sense. Selling a place is 4-6% of the sales price unless you do it yourself. It really depends on the specific deal, luck and your needs. I have always looked for monthly rent minus utilities/HOA divided by purchase price to be > 1%. And that kept me safe during the 2009 recession.

I’d get neighborhood comps. If it’s just for the land don’t touch it. If someone is much more likely to buy to live in maybe keep it simple and move in ready. Curb appeal. Clean. Freshly painted with neutral contemporary colors. Nothing falling down.

If anyone is really capable and interested you could try to modernize it. However based on the comps you can decide whether it’s worth your time. I don’t know your market. In the Northeast all three have pros and cons.

Craigslist fetched $6k for an old RAV4 vs. $4k from CarMax. There are some serious characters so if you don’t like the sound of someone don’t meet them. I’d price it fairly, clean the car and have a full tank. And meet somewhere safe and screen hard. Good luck!

If I’m reading it right timeline is unknown. So you could be getting the $600k twenty years from now. Let’s say it’s worth $150k current value. Say $2.650M worth of equity with this house returns $8500 per month...or $100k. That’s like 4%. AND you have to landlord? I’d sell unless you plan on leveraging and buying more real estate.

I guess if proceeds went to further financial literacy or something.

This happened to my friend earlier this year. First off congrats on the selling price. It’s a great situation to be in. Sorry if it’s stressful for you. My friend’s potential buyer got a second appraisal. And had his realtor walk the appraiser through the home pointing out the good things. And giving comps. Something to consider if you can find more recent and higher sales.

If it’s a sellers market even just a month more could get the price even higher and give the appraisers a chance to catch up.

I don’t remember. My first investment reminds me of the OP’s idea. $300k single family for $2000 a month rent. It was so cash poor I thought all rentals were like that. But realized that I needed to buy with way better ratios. So I bought a duplex getting $1250 for $95k. Later I exchanged the single family for two multi families getting a combined $5000 for $485k. Much better!

I did this but with monthly rent to total price ratios of 1% to 1.6%. I wouldn’t recommend lower ratios than that because you could end up paying to be a landlord. It worked out really well for me so far.

I give my daughter grass-fed milk. I don’t think it’s great to use cows for their milk so will switch to organic almond milk soon. If you read about the mass produced milk process it’s pretty gruesome and probably unhealthy for humans after a certain age. Hormones and antibiotics don’t seem healthy.

I love my Pacifica Hybrid. And my friends love their Pacifica. My sister, friends and other friends love their Odyssey’s. Neighbor loves her Sedona. Friends loathes her Sienna (sliding door keeps breaking). It has a lot to do with luck and reliability though...so too soon to tell. Chrysler service has a bad reputation. Luckily I haven’t needed them. All these electronics compared to my 15 year old prior car makes me think reliability will potentially take a dip for all cars for a while. I think Kia is underrated.

Sounds like you’d invest if not? So depends how strongly your wife’s preference is. I do not like contractor noise or the distraction of managing one. But I guess moving would be a distraction too. I’d probably do it provided I loved the contractor. That way you get the enjoyment longer

I think people miss the time value and leverage explosiveness of real estate. A 22 year old in some place like Columbus could conceivably buy a $400k four-family for $15k. And that property could easily return an average of 20% between appreciation, income and reinvested profits. And she could rinse and repeat as much as she likes. And then turn to stocks once family or career ramp up. But probably won’t because 20% returns are hard to turn down.

Sure, compound longer period of investing and at a higher return. Leveraged real estate has been compounding at over 20% since the crash.

Can you explain how that is feasible? I used the simple compound interest calculator @ http://www.moneychimp.com/calculator/co ... ulator.htm and it says $10k, assuming no annual additions, grown at a 8% interest rate over 40 years becomes ~$217k, not millions :confused

After freshman year I transferred out of a private college to a public one. Less expensive and more my style. Decades later I have great friends from both. And I’m glad to have two experiences. Had I gone to school locally I think I would have more wealth and a smaller perspective but it’s really hard to tell. Having friends from around the world has been really expansive. And helps me keep all humans in mind.

One of the best questions I’ve ever read. I have the same question for my four year old. Tactile and tangible experiences seem to resonate. And money is hard to understand for little kids and adults alike. I’d like to have her buy a homeless person food one day. And she currently packs food at a food pantry and likes the reaction of the other volunteers. As well as the half doughnut she gets after volunteering haha. I also ask her how to help people and always share specifically how lucky I am to help people through work and volunteering.

Third kids are unfortunately never guaranteed so I’d hold off until you need something. I have a Pacifica Hybrid and love it so far in year two. I would in retrospect buy a used 2017/2018 Kia Sorrento because it’s a simpler car, more reliable and I’ve heard Chrysler’s customer service is poor. It’s also half the price which is nice! Sliding doors are so convenient however seem to fail more quickly than most car parts.

I grew up as one of four siblings in a ranch. The kids were split two per floor. I’m much closer to the same-floor sibling. And would try for a layout to encourage the kids to work together and bond. And I’d second the advice that parental harmony and parenting skill/consistency are more important.

It’s hard feeling isolated from the laughter, love and generosity of caring friends. My mentor’s advice was to “give back”. And so I started volunteering, working so I could donate and being a more generous friend. Stuff like asking friends what they love about their spouses. Listening. Showing appreciation, curiosity, compassion and gratitude for them.

A meditation retreat would have probably been really helpful. Healthier food. A service trip.
