You don't say, but do you have a sump pump? Based on what you said about the lake nearby, your basement floor is probably below the water table at least part of the year. We have poured (ICF) basement walls. I did use rigid insulation and foam to insulate the rim joist. I'm in need of a 30 year fixed mortgage and have applied to Ameris Bank and Better.com. Fico of 775. Better.com came back with INSANELY high closing costs. Can you afford an increase to 5%? If you have I have no problem affording it (but it will be painful), I'd take the risk.
