Owning cap weighted index funds is picking the "stock market" as a whole. "Picking stocks" is researching and owning the stocks that one thinks will out perform other stocks, or the will be winners. In picking a cap weighted total market fund one is not concerned about any individual stock. In "picking stocks " the market is not the consideration, the stock is the consideration.

Couple of other neighborhoods that I looked at were Louisville... My initial intention was to park at the Park N' Ride... I also wanted to make a few visits to Rocky Mountain National Park... Appreciate any feedback! Louisville is very safe though technically not part of the Denver MSA (located about 25 miles NW). There is a Park 'n Ride at the Eastbound US-36 exit at McCaslin Blvd. It might cost $2/day, I can't remember. Not a light rail station but frequent buses (both local and express) to downtown Denver. Easy access to RMNP from Louisville - very pretty drive as well. There may be "timed-access" to RMNP when you are there so be sure to check out the website. My advice is do not do it for many of the reasons listed above and because the learning curve will cost you money which will eat away your returns. In addition you having no experience would be competing with experienced landlords and RE investors for properties. If the pro's did not invest in a given property, there is a reason.

Option 4 is "perfection is unattainable", even with a house. Live there a year or more, it could grow on you and you may come to like it. If not sit down with DW and revisit the moving idea.

Education about why invest in stocks and gaining experience by investing. And knowing that Endowments, pensions, insurance companies, sovereign wealth funds, hedge funds, mutual funds all invest in stocks to some degree as a way to get a higher return than cash or bonds. Check out Norway's sovereign wealth fund, the are invested in over 9200 companies worldwide:

I am in Colorado. My RE agent told me a few days ago that once the inspection takes place, I can back out of the deal for any subjective reason based on the inspection report and get my earnest money back.

Ace Atkins wrote the Spenser books after Parkers death, he did a pretty good job of capturing Parkers voice, style and content. I’m about mid-way through Harlen Coben’s Don’t Let Go . It’s a real page turner. Someone recommended his Myron Bolitar series which started off sophomoric and fairly predictable, but with promise. I got sucked in and wound up reading the entire series plus the YA Mickey Bolitar spin-off. Coben turned into an exceptional story-teller who is very adept at putting pen to paper. My brain often feels like it’s vacuuming the words. Anyway, consider this elevated murder mystery delivered at a very high level of competence. Coben is one of the best! Dave Watched a few of the Netflix movies based on his books. They are mostly super corny and just poorly done, but come across as stories that are probably good books. Tony, Fundrise is not a mutual fund, and I suspect Mr Bogle was referring to mutual funds. I do not see any issue with this higher expense ratio for Fundrise. Many private REIT's have a much worse handicap/drag on return's due to the upfront load they impose and their fee structure which is higher than what Fundrise is. Disclaimer: I currently do not own Fundrise or any Private REIT but I have owned private REIT's and many syndicated RE deals when I was younger.

After making this much money I can't imagine going back to work somewhere else making less in a year than I currently make in month. I would probably find something to do to keep me busy and bring in some sort of income but I wouldn't want to ever have normal job again. It is taking a major toll on every aspect of my life but I think my biggest fear is quitting this and then later finding out I didn't have enough money and having to go back to work making so much less. These statements seem contradictory. As I read your post, you don't really want to retire. You (understandably) want to find a different job that is far less stressful and demanding. To clarify what I meant is I don't want to go back to a 8-5 job or whatever working for some...

Does your elderly relative have a friend he trusts that owns similar RE to what he owns. Or does he have a RE broker that he is friends with and trusts. Those people might be your best bet for some mentoring.

Looking for some great reasons *not* to retire for another few years. Straight talk appreciated! Esp from folks in VHCOLAs and those already retired who know the pitfalls. My main ones are: I want to keep alert, continue to make a good income, keep active, keep saving and investing and stay relevant. But performing at a high level is tiring, especially in the era of the FIRE movement and Covid era change. "Afraid of the stock market" is most likely due to lack of knowledge. The cure is gaining knowledge. Is she motivated to learn and understand the basics of investing and the risks entailed whether she uses an advisor or goes DIY? If she is not, then the market is not the place for her money.

OP, I'd 60/40 it (that's where I am now after several years of being closer to 50/50)
I would also take a nice vacation every quarter with my spouse, flying first class.
I'd become slightly more charitable.
I might finally get that Boxster.
At 65, I imagine that somewhere in the back of my mind would be the idea that time is running out to do a few fun things.
