Re: Who can truly afford to buy a house in this market?
This varies a lot with location. I am located in a nice suburb of Cleveland OH with very good schools. According to Zillow, our house is worth only $5000 more than we paid for it when it was new in 2006.

I have decided to take advantage of Costco's current promotion on Michelin and BF Goodrich tires. I want to put a set of all-season tires on my 2013 Camry. Even in normal times, used Hondas and Toyotas command high prices. So, I would not expect them to come down very much. IMO, it is better to buy new rather than a late model used car for those two brands.

Well, the mystery has been solved. It turned out that there were two unrelated problems that happened at the same time. 1. The agitator belt broke. Hoover Vacuum Problem (Mystery Solved)
We have an upright Hoover vacuum cleaner that is about 23 years old. It is a fancy model with nice features. It has worked flawlessly until now. It has leaked about 2 oz. of a brown liquid. The liquid is a little sticky, but not oily. The motor and suction still work, but the brush no longer turns. ...

Why would you hold bonds while also having a mortgage? +1, I don't get this logic either ? It all depends on interest rates. There was a time in the 1970's where my mortgage was 6.75% and my money market fund was yielding 18%, and CDs were about 16%. It would have been very foolish to pay it off ea...

If you make charitable donations, donate appreciated shares rather than cash. This escapes the CG tax. You can then invest the cash you otherwise would have donated. It is also better from a tax standpoint to have bonds in your tax deferred account and stock in taxable.
