Our HOA is not so much about restrictions as it is about providing service. The HOA provides lawn care, landscaping, snow removal, trash pickup, road maintenance etc. We each own our own houses and not having to deal with these responsibilities is very nice.

We hardly ever use ours. The last time I tested it, the Moen faucet only produces cold water. If I turn it all the way to the hot side, no water comes out. The Moen cartridge must have frozen up from lack of use. Just one more thing to be aware of.

Another possibility is an old-fashioned answering machine. With a machine, they do not have to answer any calls. They can return the calls that are real ones and ignore the rest. Many scammers do not even leave messages.

I always used a separate MM fund for this purpose. Although it was mental accounting, it helped me to keep things organized. I added up all my large annual expenses and divided that number by 24 (semimonthly paychecks). So, each payday, I would put that amount into the account.

Putting stocks in your tax deferred turns capital gains and qualified dividends into ordinary income. It seems that taxable would be a better place. Taxable also gets a stepped up basis at your death.
