Zillow is diverging from redfin for my house. Zillow is now 200k (~15%) greater than redfin. I believe the redfin value is more accurate at the moment.

I have a pair of 10x binoculars and they are too high of a power unless I can lean against something.

I'm also happy with my vortex spotting scope. Leupold is another good brand but it might be above your price range.

In a sellers market you'll be able to negotiate a rent-back until you move. I wouldn't give up a ton of money just to give yourselves a little more flexibility.

My megacorp does not true up but does allow contributions up to the $57k employer+employee match. Its up to your to know the rules of the game before you play. It sucks to pay life tuition but it happens to all of us at some point.
