It's a good idea to keep your own records whether you're supposed to or not. I've discovered a couple errors in Vanguard's records for my account, and I believe others have as well. I never would have known of VG's errors if I didn't have my own to compare them to.

I have TIAA Traditional in my IRAs. Whenever their investment advisor offered help I told them my equities were with Vanguard, and that ended the conversation quick.

I don't know what kind of successor plans Amazon has in place, so this is only a guess.. The stock night drop from panic selling at first, but then recover as people realize Amazon keeps going just fine without him.

I haven't seen anything here about the appraisal. Even if OP had $575K pre-approval, the lender will only go as high as the appraisal. What if the seller's agent knew the property wouldn't appraise that high?
