Well, I would say this:

1) Never underestimate closing costs, moving costs and the “need” to fill all that empty space.

2) townhomes typically don’t appreciate as well as single family homes.

3) that’s an expensive home, but with a lot of equity it isn’t a terrible use of your money.

Get a used driver head that you like, froom Golf Galaxy or even ebay.

Then go to a fitter and get fit for the correct shaft. This will do more to help you enjoy the game than anything else. Loft is important on the clubhead but the shaft length, flex and kick point are the most important items.

I think you are in great shape personally. I do think Jonathan Clements tends to be more positive on the role of annuities than some here may state, but when you are young at 51 and using it for healthcare reasons, it seems employment would be the better way to go.

If you are working for a few more years and assume an income of $100,000 from assets and an additional job income of $75,000 for a few years, doesnt that mean you are living off $175,000 annually? Am I missing something? Thats a lot of money.

If you live in Michigan, apply a good fall fertilizer after de thatching in mid to late September. By mid October all the grass will look the same.

Read the declarations and covenants of the HOA and abide by them. They may or may not pursue you but what was there when the house was sold has nothing to do with whether it abides by the declarations.

As a general rule I never buy extended warranties with two exceptions:

1) Anything that vibrates (i.e. washing machine)
2) Anything mechanical but cars left out in the elements ( I just had an HVAC compressor go at 6 years, the 10 year warranty saved me $6500)

Wood siding seems to attract carpenter bees. I have doused the holes with bee killing foam, plugged the holes and repainted over them, only to have them eat away somewhere else.

Has anyone had success ridding their homes of these pests?

If one doesn’t have a mortgage and is debt free in retirement I can only see High cost of living areas affecting someone if they are in VERY high cost areas like San Fran, NY and a half a dozen others.

Health care is the wild card, I think that is everyones wild card. I would lower allocation to almost 50/50 but I am pretty scared of losing money.
