Dave Ramsey recently had a guest on who asked about this, she wanted to get rid of her house and rent for the next 30 years due to the flexibility it offers. I won’t comment on the general case as I’m not an expert in the topic. But I’m a lifelong renter in my late 40s and it has worked out fine. In my 20s I had roommates, then was renting small apartments. I first thought about buying in Los Angeles 20 years ago and discovered that I couldn’t afford to. My one bedroom apartment was $800/month at the time. In my 30s I moved to San Francisco, got married, had kids. We got a large rent controlled apartment which was much cheaper (monthly cashflow) than owning. Our rent increases are capped and set by the city. Now all these years later, having saved very aggressively, we could hypothetically buy a home for cash but we would still pay as much as our rent for taxes, insurance, upkeep, etc. Why woul...

Do people who rent really save the difference between renting and owning? I have found that not to be true. If money is present most people will spend what is in front of them? Yes. Our net worth has skyrocketed in the last 8 years since we began renting. Why? Because we had a house we really couldn't afford. (I know, out fault). We had zero money left after paying the mortgage/bills. It was tough to survive. Renting has allowed us to save 20-25% of our gross income. How does that normally work? Is there an entity/organization or local company that I would call that does these inspections? What do they typically cost? If I were to have a contractor do the install, would they include that as part of the cost of installation or is it still a separate cost?
It depends on your local water purveyor, building department and local contractors.

There's another not-so-flattering article in today's WSJ about Schwab and their bank. Also, I have experienced a decline in Schwab's customer service over the last 5-10 years. So I am considering moving everything to Fidelity. How painful would the process be? What exactly has Schwab lost in customer service? Is it call wait time or is it another service? I've replace mine numerous times over the decades. I'll flip gaskets and solenoids at first but new valves aren't that expensive.

I'll argue in a HCOLA renters do NOT come out ahead. Why? Because typically they save nothing. HCOLA renter typically aren't saving the difference which is the only way renters come out ahead of owners. I've lived only in HCOLA my whole life across many different states and every single time the appreciation and enforced savings comes out ahead. Perhaps the real problem is when you rent are you actually saving the differential and investing it? Example my mortgage is ~$3200 with $1781 being principal paydown and $1341 being interest. Then property taxes and interest $1500/month. Yep below the rental rate of the area, home across the street rents for $6000. But my friends have a deal having rented a smaller home (2 versus 3 bd and 1400 vers...

How has your father stomached stock market losses in the past? Most people are brave until blood is in the water. A 72 year old on dialysis IMHO isn't really ready for much beyond T bills and CDs. I'd go with Option 1 with the Carrier Inverter unit, 2 stage furnace. I'd make sure you get a communicating thermostat to take full advantage of the modulating compressor. We installed a Lennox modulating system last summer. It's like night and day compared to a single stage unit. It's like driving in fine tuned sports car compared to a 1965 F100. You don't even know it's running a lot of the time. I highly recommend it if it's in your price range. We don't have solar panels so a heat pump wouldn't be cost effective with our NG prices. I'm honestly not sure about a fully modulating compressor and communicating thermostat. Our utility bills are already pretty darn low. The house is pretty tight for a house of it's age. We're on our second robotic cleaner. We switched from a pressure side pool cleaner. The pressure side pool cleaner required higher pump speeds for it's operation. We now run our variable pump at the lowest efficient speed and save electricity.

Don't go there and tell them you use pool store water test results instead of using their proprietary test kit. It's like coming here and asking what is the best way to make money with penny stocks. Mostly correct, a little bit misleading. They will definitely tell you not to rely on pool store water tests. There’s a reason for that. But they don’t push you towards the TF100 (which BTW I have). I find that hard to believe.
It only works if the renter invests all of the money they would be putting towards a mortgage. Most perpetual renters I've known aren't so frugal. They are chasing the latest sports car or European vacation. A mortgage can limit your lifestyle creep if money burns a hole in your pocket.

You only listed one pro. I'd work on reducing that hindrance. We had a home office while we were contracting. The wife and children knew to not disturb me while the door was closed. I wouldn't spend $7k a year just to avoid that issue.

We installed our in ground pool when the children were very young. We used it constantly during the summers until they were out of high school. They've since ground up and moved out and we use it much less. The annual maintenance and energy costs have grown too but they stuck around. I wouldn't install a new pool now. I also wouldn't go back and eliminate the pool and the time we spent together. Money is good but time is better.
It's over 90F from July 1 to September 30 where we live.

It isn't about owning an EV solely for road trips. This thread is what do you do when you do go on road trips. It doesn't specify what percentage of the over all miles comprise of these road trips. Did the OP mention that 70-100%+ of the miles driven will comprise of road trips? In fact, the OP mentioned doing only 1 road trip a year in the 1000 mile range. I used 6 for my math above.
You're trying to justify the EV road trip handicap with the benefit of charging it at home while not on a road trip.

Describe why you believe it's a better driving experience over a modern ICE vehicle. The smoothness and acceleration are unbeatable. Quiet ride, no oil changes, no fluids to replace, less frequent brake pad replacement, no getting stinky hands filling with gas. It's obvious you've never ridden in one. I've ridden in EVs. I also live in California with the fuel vapor recovery systems at the pumps. Gasoline smell is negligible at best. I'm more concerned with the previous user's hygiene than hydrocarbons. My ICE vehicle's motors are near silent at speed. Airflow across surfaces and tire noise is the predominant noise at speed. As far as charging goes, our Tesla figures it out for us automatically. Range anxiety isn’t a thing and it often takes less time to charge than we stop for anyway.

I have some old kitty litter laying around with a small block of wood. I grind in the kittly litter sweep, rinse and repeat. I'd confirm with your landlord before you proceed. Yes, I expect tenants to clean up after themselves to have their deposit returned.
