Having bought, converted to a condo, and sold said condo here in SF (and still living here for 23 years), +1 to the g2mh citation above (and any other content they have). TICs tend to be more affordable but have less control than a condo (still have to deal with an HOA) or a single family home.

I have on a 2009 Acura RDX and 2018 Highlander via etrailers and have been happy with both. Only used hitch for bikes and skis though.

Suggested earlier but a manual lever with separate grinder might be a route. I’ve been very happy with my Cafelat Robot and Niche grinder for espresso and americanos (3 shots/day). Because the Robot is a manual lever it has far fewer parts that will break down.
