I'm closing with LD in the next couple of days. Thanks to everyone for your thoughts, info, and advice. I would like to try to refi again if possible. Will the lenders permit me to refi to make my loan .125 lower? Or does it need to be . 25 lower or more? It is helpful to delete my current Better application and start over in hope of getting a loan officer that's more eager to match than my previous guy was? Thanks! The beauty of a no cost refi is you can continue to do it for even small changes like .125% since it's nothing out of pocket. You have the paperwork largely done already and it's not like you will be resetting the clock on the loan since you just did one. Lenders don't care, they just want the deal. Thanks. And waived escrow too! But I'm looking forward to refinancing again and, hopefully, get an even lower rate like others with straight refis are getting now.
Great job! If I remember correctly, there may be a Fannie Mae rule that if you refi again within 6 months of a cashout refi, it's treated like a cashout even if there isn't any actual new cash coming out.

I think you got bad information on Better. I am closing with them Thursday. My A+B+C is $1,904. My lender credit is $4,971.
I think you're right - the guy I dealt with from Better didn't want to match, so I think he used that as an excuse. But good to know in case I refi again.

Long time lurker of the forum. Currently I have a 30 year mortgage that I have had for about a year at 3.65% in Florida. I have been slowly shopping around and gotten several quotes from lenders. This one looks to be the best so far but wanted the opinions of the experts. Better offered me a far lesser discounted points and even with the $2500 statement credit, does not see to be worth it.
