You have zero deductible. That's why your premium has been going up. You also have "great coverage". If you went to healthcare.gov and tried to purchase a similar type plan, how much would it cost you? My guess is your employer is heavily subsidizing your plan but as the costs keep rising ...

Burn that mortgage. No question, I'd pay it off. From a financial perspective, no one is offering a bond at 3.66% guaranteed today but you have the opportunity to purchase one with that reallocation of assets from real estate to cash. From an emotional perspective - you owe "no one".
