With the new information about the LTCG on the Georgia home it's now clear you need to discuss all this with an attorney or attorneys. You tried to game the system by prematurely declaring South Carolina as you primary residence so you could avoid paying a few thousand dollars of real estate taxes on a second home. Now you're talking about switching you residence back to Georgia to try to capture the tax break on primary home sells. This may open you to charges of fraud by either Georgia or South Carolina. I think you've put yourself in an awkward position. You've been domiciled in GA for many years but 3 years ago you declared to SC that your SC home had become your primary residence, in order to reduce your SC property tax, and filed as an SC resident for 2 years. But you never followed through with actually "relocating" from GA to SC. So GA has a good argument that you never gave up your GA domicile. Absolutely negotiate! There's no moral issue here*. I recently had a hospital visit and later outpatient surgery. I have a HD plan too. All claims were submitted to my insurance company. All fees negotiated after insurance "discount." I owed the ER about $3,000. I called and asked what can they do to help me pay. They said they stopped offering cash discounts a few years ago. They offered me one year 0% monthly payments and more time to pay if I showed a financial hardship. I owed the outpatient surgery center $6,000. I called and they offered 10% off. I asked for 20% and they said 10% is all they could offer. I've blown through my deductible and out of pocket, so now for the rest of the year, I'm going to do all the medical stuff...

Here's my knee jerk, first impression wild guess that corporate buyers of entry level homes will increase and fewer low income or working class families will be buyers and they'll be renters.

I'm consolidating my accounts at Fidelity. I transferred one account from Vanguard that was 100% in VTI. Whole shares were transferred and partial shares liquidated to cash. So far so good.
Today, I bought more VTI with the cash. Now I have $0.01 left in my settlement account.
Am I crazy for now wanting to sell all my VTI shares and buy the equivalent Fidelity mutual fund? It's tax advantaged account so no tax consequences.

What year is the vehicle? It isn’t clear whether you bought it new 6 years ago, or it was “pre owned” then. 2019. Bought it new early 2018. Then it is probably worth it to repair the vehicle if you are otherwise happy with it. I’d never knowingly put money into Elon Musk’s pocket, but to each their own. I love the car otherwise but my concern is this 4k bill might just be the beginning. I wish i could do DIY but i am not talented in this stuff. Speaking as a former BMW enthusiast, never own a German car out of warranty unless you enjoy doing DIY repairs. I wouldn't take an BMW to an independent mechanic unless they were experts in imports. My first trip to the DR was to visit an electronic manufacturing plant in the interior of the country. I was met at the airport with a large vehicle with a mounted gun on top. It was quite different from the usual situation at the various maquiladora plants that I visited in Mexico. I think that any risk related to Haiti is extremely remote. I would be more concerned with street crime should your daughter leave the resort compound. A far greater risk that fathers never want to consider in the immaturity and foolishness of their teenage and twenty something daughters. And, I'm not sure I ever will be able to pay for first class air, even though I could. Just can't get over paying thousands more for a seat that gets me from point A to point B at the same time as economy. Even on a long overnight flight, although perhaps some day that will change. I am planning a trip to Europe, the approximate cost for a roundtrip economy ticket for my destination in Eastern Europe with one stop (I excluded all itineraries with more than one stop) is $1,400 and business class for the same itinerary is $6,000 per person. For two people that is approximately $3,000 for economy compare to $12,000 for business class. We're growing more stripes. As we get closer to retirement, I told my wife we should ease up on our frugal ways and start to buy some luxury.. We have a good retirement planned and funded. These last few years are just gravy. But we seem to be gripping every dollar tighter and tighter. I need a new car but I can't find anything I like. Another relatively happy lawyer here. If you could even get a first year position in Big Law, you'd be making about 1/2 of your salary and working long gruelling hours.

Are you saying you would require the dealer to located the car, have it shipped to him, then you test drive it - all before you put any money down? I think the OP confused the issue by stating the individual was a step-child. It could be anyone, like a siblings, or friend, etc. They are not trying to include step-children in the lineage. They are trying to name a step-child as the beneficiary, and have the step-child's children inherit in case the step-child has passed. This is a sector with which I have an unfortunate degree of experience. If OP did go through with it, I hope they sold out before the crash. I had a number of very positive exits in the space which were made in the 2018/2019 time frame and liquidated prior to the 2021/2022 crash. However, too many of my positions were illiquid, and I got to watch them go up 300-500%+ and then crash back to earth (not fun). While I'm not investing more at this time due to being overexposed as-is, I do think there's significant upside in the sector. Capital flows have been anemic for the last few years, and values have been crushed. Now that I have a long commute , I too was expecting to buy an ES350 to replace my Prius. When I went to test drive it, I was disappointed that getting in and out was not easy. I'm 6'1", average weight and 60 years old. The car sits really low to the ground and the roof line is low too. Getting in and out was not comfortable. I keep cars for about 10 years so I'm thinking it will not be a good fit when I'm 70. The UX250 was very disappointing. Nothing Lexus like about it. NX350 was fine but I don't really care for SUVs. As for OP, contact your most local representative, such as city council, county commissioner, etc) and have them help you navigate the bureaucracy. They will know who is responsible for the road and they will know whom to contact. Then contact that person and get an understanding of what the process is to get your road repaired.

EVs were recently in the news because they were having issues in frigid weather. Do weather conditions apply at all to a hybrid, or does the gas engine simply take over if the battery is low? Ugh, this again. EVs were not "having issues in frigid weather." There were people who were not prepared for the battery needing to warm up before being able to accept the fastest charge. This was an issue only if you left your vehicle out in the cold, AND needed to go a long distance using DC fast charging, AND didn't have enough charge to drive the half hour or so it would take the battery to warm up. We're not pizza buffs so we always keep a few frozen pizzas in the freezer for a quick dinner.
We like Screaming Sicilian since they are pretty generous with the toppings. If you have Kroger, try their Private Selection brand pizzas. We like the goat cheese, mushroom and truffle oil and eggplant pizzas. Their pepperoni and jalapeno is good too.

Looks to me the I think there are two opposing forces here (correct me if I am wrong): 1. Interest rates have likely reached or are near their highs, inflation is probably pretty much under control, and the Fed. plans to start cutting rates this year- this suggests a tendency towards declining TIPS yields going forward. 2. The USA still has a massive amount of debt that it needs to sell off, and that should not resolve any time soon. This could account for persistent high yields in years to come. So, the bottom line is, it is difficult to predict the future of TIPS yields. I'm not understanding number 2. If there is large amount of debt that needs to paid off, wouldn't that indicate a desire by the government or Fed to lower interest rates...

We dropped Prime about a year ago. We just order when we have $35 worth of items and get free regular shipping. Almost always we get our packages in 2-3 days.

After adding additive to the oil and gas tank, and running the engine and driving at a higher speed on the freeway, I'd already noticed that the amount and length of exhaust was decreasing each morning. By the next day, there was hardly any white smoke at all. And the following two days, none was visible. It sounds like Tony the Mechanic did an Italian tune-up! My father was a Tony who came to the United States from Italy. He was such an excellent car mechanic that when he'd come home at 2:30 from his secure job (utility company) there'd frequently be three cars lined up in front of our house for him to work on because he was far cheaper and did better work than taking your car to a garage. Bless him for all he did to build this great coun...
