I don't even have 1/10th of that as cash for EF or unexpected large purchases. With 1.59% margin loan rates at IBKR and $100k of available CC line. I'm not worried about a surprise attache of bad luck.

There will be a Pixel 6 coming out in Mid October, looks pretty solid. That said I just bought a Pixel 5 to replace my S7 Edge from 2016. I'm done with Samsung and all the garbage on it.

I'll evaluate the Pixel 6 later and make a decision. I need a phone now.

So, mid 2020 DW suggested they might sell MRO and MPC, old long time holding in FIL portfolio. I suggested the best strategy is too buy low and sell high, not the other way around. MRO is up 300% since then, MPC is up 200%+

I need to take my small wins when I can get them.

I rather like my Jabra Elite 65t earbuds. They have a good battery life and are pretty comfortable. A little less costly than the Apple earbuds. You may want to check on the all-in annual property taxes, city, county, school, MUD, etc. Could be $40-$50K a year. Kind of eats into that rental income.

Rather than buy new tires, it might be worth your time to investigate sound deadening/sound isolation systems/mats/blanket/insulation. You would basically apply these materials in your wheel wells and body panels to deaden the sound. Here's a video of someone installing these mats in the wheel well...
