I don't think you buy a tankless for return on investment. You have a 40G soak tub, and if you soak for a half hour or so you probably will want to refresh the hot water. I could not tell whether your portfolio consists of tax advantaged qualified retirement plan or taxable assets, but I would make absolutely sure you consider the tax implications of the strategies you are considering. Thanks, That is the answer was expecting. (The yield to maturity is the 'real' yield for a TIPS for bonds purchased in secondary market)
