My parents struggled so much at changing inputs when I attempted to get them to stream. They can use ipads/iphones but that TV is a big part of their day. I'm using an older Zoom router but have a TP-Link AP245 on the ground floor of a 1700 sq place. The signal is great all through the place. It goes down to the basement, up the the living area and up another floor to the bedrooms.

Keep the router add an AP.

Buy smaller furniture? Seriously, what is the current house size and family size? Get rid of some stuff you don't need and save hundreds of thousands of dollars by not moving... Just a thought. I agree. What makes the current house too small? Define outgrown? More kids, dogs, multi generational?

My advice, is the same advice I give our employees. Do the browser shuffle.
Our workers go to sites for work (not sites we create or manage) Sometimes these sites work with IE, sometimes not. I tell them Use Chrome, Use Edge.
Keep the same favorites in each.

I'm a novice but it appears that many REITS do the opposite of the 10yr rate. Rate up, REITS down...not always but since REITs need to borrow to buy, they're rate sensitive. Also there more to REITS than commercial RE. PLD, STAG, FR, PLY, are just a few non commercial space REITS.
