We had a house get sold in our neighborhood recently. When the seller mentioned that they were going to list soon, I looked up the estimates on Zillow and Redfin. House ended up going for about 5% over that, very quickly. So I’d say it’s not bad. Actually my fear/suspicion is that the estimate is impacting the selling price. A self-fulfilling prophecy.
One interesting thing about the Zillow estimate I learned is that the historical estimate can change as their algorithm is updated. And they do tweak it. Whether or not this makes sense could be argued either way I suppose.

Just curious I actually perceive mobile apps to be safer, particularly on iOS. There are entire classes of security threats that are significantly reduced if I'm not mistaken (cross site scripting, key loggers, etc). Ok seems solid. If the Porsche really has its hooks deep into you, then I say get it over with. I doubt it will derail you even if it turns out to be a regret. I don't really worry that much when I hear of my 40+ year old friends/family buying cars that are a bit spendy. Capital One seems to be tighter than other lenders. They reduced my limit to significantly below that of my other cards a couple years ago. Every once in a while I ask for an increase and it is declined. I just tried again after reading this post and it was the same result. To be fair I don’t really use the card a lot and I assume they want to me to prove I’ll actually use it before they approve an increase.

"Architect" seems to have many meanings in tech. At some companies, there are many architects, and at others (like mine) there is only one in an engineering organization that is in the many-thousands. Their pay is in the stupid-money range. I must say, my few interactions with this person left me impressed. Suppose I go with Option C and hardwire into the existing 30A line, without a permit. What happens when I sell the house? Do I just disclose that the unit was installed without permit, and see if the buyer cares? Suppose they chose to keep it. Am I covered for any post-sale liability as long as it is disclosed?

You said the car comes with a 14-50 plug? If so, can you tell the car to limit its charging to 24 amps? If both are true, you can put a 14-50 receptacle on a 30A circuit. Code requires the receptacle to be as larger or larger than the circuit rating (30A). It can seem misleading to put a 50A receptacle on a 30A circuit, but the code allows it. I would probably label that receptacle as "30A max" to avoid mis application. Even easier, you can use a 14-30 to 14-50 adapter and just plug it right into the existing outlet. EV inbound and I am trying to figure out the best charging solution. It will come with a 14-50 portable connector, but I don't have that receptacle. 120V would be too slow. Situation: J1772 vehicle Unused 14-30 receptacle in the garage. Good location for an EVSE. Dedicated 30-amp non-GFCI breaker (house was built before gfci became a requirement). 200A service House is owned, and plan to stay here a while. Don't mind investing, if worthwhile. Options I gathered so far: Option A: Splitvolt plug-in 14-30 24A . ($300) Recommended by Electrician-A who said anything further would be a waste of money. It's not UL listed I believe. Having recently rented a couple EVs to give it a try, I would say that supply of public charging needs to significantly outpace demand before EVs go truly mainstream and put price pressure on ICE. EA wants to build stations only to the point that every charger gets taken up. Can't blame them I suppose, but consumers won't tolerate that kind of anxiety. They also set up a perverse incentive situation where they partnered with auto manufacturers to give free EV charging for the first 2/3 years. This means it is literally to EA's own benefit to build less, and let their chargers remain broken. That nit pick aside, I personally wouldn’t bother cutting anything unless it’s just an exercise to prove to yourself that you can (which I do like but is not a necessity obviously). You’ve worked hard to achieve the cushion, now is the time to enjoy it by giving yourself the freedom to maintain spending levels with peace of mind. If you lose your job, then there’s plenty you can cut without significant pain. But no need to do so preemptively imho. Or at least hold off on it until emotions have settled.

I would also try to get more of that cash invested. Why? It seems to me that the cash+bonds that the OP has gives them a 30% allocation to fixed income. That doesn’t seem to be out of line. I agree, not only that, but at this time in the poster's life the liquidity is a big factor in his ability to sleep well at night. If he invested it and the value were to decline, his stress levels will really hit the ceiling. As someone who decreased risk-free allocation from 4 years of living expenses down to 2 over the last few years, I can appreciate the value of SWAN. It took me a while to get there without diminishing my SWAN factor. But the opportunity cost is significant, and at 6 years of living expenses, it's a steep price to pay in my opinion...

Maybe things are different where you are, but in my area, where transaction volume has plummeted, realtors are fighting tooth and nail for business. Also any realtor that could not respond in a mature fashion to you soliciting other quotes is someone you should not work with.Sources say we would get 3 opinions but DW is fearful that we will be insulting the realtor, and that she will send out the message to her large monopolistic network of co-workers that "we are difficult" and to avoid us.
You are purchasing a ~$250k product, that many now believe isn’t even necessary. It is you that has all the leverage.

Some EVs make fake noises inside to offer an aural indication of power being applied. I have found that for me personally, these noises help prevent motion sickness, despite them sounding a bit silly. Tesla definitely doesn't offer this, but I don't know about Benz and Toyota. I consider it a must-have feature now after several test drives.

Also I think the used EV credit only applies to cars that are at least 2 model years old, so that might lead you to favor selling the older unit. Finally, I suspect PPF and ceramic coating will have almost no value in terms of resale. If true re tax credit that's something I had not considered. Turns out the used EV credit only applies if the purchase price is less than $25k so this was moot. I use my mountain bike pump. It has a built in digital pressure gauge that is surprisingly accurate and adjusts as you pump. It takes about 6 strokes per psi on my car tire. The pump is meant for high volume so it struggles past 80 psi on my road bike but I can get it to 100 psi with some effort. It’s turned out to be such a convenient tool.

I would be very grateful if the OP circled back and let us know how it all went down. I'm thinking of doing the exact same thing on an IONIQ5 ie: getting a one-pay lease where I can pay for one month and then buy the car after that. The reason being that I am beyond the 300K income level to qualify for the tax credit and this may be a work-around. Obviously, this is not worth doing if the terms are too onerous and you wind up paying too much for the privilege of this hack. At that point I would probably just buy a Bolt or something less expensive and forego the EV tax credit entirely. Hyundai EVs do not qualify for the federal tax rebate since they are not built in the US. In my market, Chicago region, Hyundai is offering $7500 rebate or 2...

I wouldn't bother washing the car unless the process of washing it is enjoyable to you, and auto detailing can become a hobby. There's a pretty strong community of hobbyists if the latter applies. Some people find the act of washing to be soothing, and the products can be fun to play around with (there's always a revolutionary new coating or spray; it's all marketing but doesn't mean it's not fun).
Regarding the touchless car wash, I think the reason it's somewhat frowned upon by enthusiasts is that the chemicals tend to be highly concentrated to give it more punch. This can wear down coatings and (maybe) seals.

I do not doubt that a lot of folks struggle financially in later years if they have not planned / sacrificed enough in preparation. Folks that retire with almost nothing saved. And then there are the 25x - 40x folks here, on the other end of the spectrum. But I do wonder about the middle ground. Anecdotally it seems like these folks are mostly just fine too. They scale down spending significantly, or get some help from kids, or the local community. But that’s just in my circles. It seems that if they do get to this level (say 10x), they have decent financial habits. They have social security payments coming in, since they worked a lot. They seem happy, and health is far and away their focus, not money. They don’t seem to lament not being ab...

Regarding the question about test drives, call ahead (same day is ok, even just an hour before) and do it on weekdays. They’ll ask to make a copy of your drivers license, make sure to take the card back immediately, before you go on the test drive. Consider using a throwaway email address and phone number (like google voice), as the dealers do sell your info. As an older adult, you should be able to test almost anything you want.

If you have adequate money to buy it outright you can backdoor the EV credit on a lease and then buy it out (Volvo will pass on the $7500 credit but make it up on a high money factor so you would want to buy it out to recapture the credit). We are not eligible for the $7500 credit due to income limits. The lease is pretty expensive (due to high money factor like you said, and a bunch of other charges the dealer is adding). I don’t know if the dealer lets me buy out the lease within a few months. The very thought of leasing is a bit disconcerting to me because of the restrictions associated with it. You seem to be right at the threshold where the decision between pure EV and plug-in hybrid could go either way. Normally with a long daily commute I would say go EV because you’ll be wasting a lot of time at a gas station otherwise. But 50 miles is right at the threshold of what I would call “long” for these purposes. With some of the recent plug-in hybrids, you might only need to hit the gas station once a month, or even less, which seems tolerable, but not great. Then there’s the road trips. I think you can likely do them easily (even on a non-Tesla) but it detracts from the joy a bit when you have to think about charging. You can’t just take that spontaneous detour without some thought. I share OP's sentiments. Some factors / commentary: - I have been DCA-ing for a while now so a very small portion of my portfolio has a cost basis of the year-end 2021 peak. Until this thread, I had forgotten that even happened. - My personal inflation rate is lower given some fixed costs (mortgage) but even outside of that, inflation has not been as large a hit to the overall picture, given LBYM. In fact, as someone who keeps a large emergency fund that used to earn zero, higher interest rates have likely negated inflation. - It does feel eerily like some kind of bubble should burst. Her work commute is somewhat grueling, only about 20 miles but it can take her more than 45 minutes on one of Southern California's most congested and truck-filled freeways. Safety and reliability are top concerns, with fuel economy coming in third. With a grueling commute, I would try to go for some additional comfort, particularly in terms of noise levels. It can really help to reduce fatigue. There are too many alternatives to list, but Hondas in general tend to trail their rivals in terms of sound insulation. There's a running joke with Hondas where they release a new model and then pretend to be surprised when their customers complain about noise levels. I had no money until 2007 so the only incidents I've been through are GFC and the pandemic. The pandemic ended up being a head fake, but there were days when the market was dropping 10%, and I do think that my memories from GFC helped me avoid reacting emotionally. It's hard to truly know though, because the market swung back positive so quickly. I believe that GFC and the pandemic have actually ingrained bad instincts into my head (expecting sharp recoveries). I was also fortunate to retain my job through both events. My understanding is that even the old-timers do consider GFC to be a legitimate "crash" but I don't think it was a true test in my case.
