A common practice I have seen is bussing the group to see different properties which makes it tougher to leave early.You're not really trapped in a timeshare presentation unless you believe that you are. The mind can create limits at times that don't exist in reality.

We bought a new 2023 Pilot last year with a 1.9% loan from our credit union rather than use other funds. Honda was offering a 3.9% loan at the time. We really like the new driving assist features etc.

I am 69 and still work some in two businesses that I own and also manage our real estate. I like keeping busy and staying in the game some even though we do not need the income. It does make me stop and think sometimes about how to best use my remaining time.

You might try an inexpensive gas-powered pressure washer with a 12' or so steel extension on the wand. I use this set up to clean the siding on a tall part of my house. It has a self-feeding soap tank which could probably be used with chemicals.

We took our first Amtrak trip last October. The biggest disappointment were the employees who seemed to do as little as possible. We enjoyed the scenery but won't rush to do it again.

Lots of good ideas - thanks. I am semi-retired but have a fairly complicated life due to rental real estate, large house/acreage, hobbies, travel and small business ownership. I have had a handyman for 10 years that works about 4 hours a day and does repairs, carpentry, mowing, tree work, maintain our cars, mower, tractor, motorcycles etc. I have a long time trusted commercial tenant who picks up all our rent and business checks from our PO Box and deposits into the proper bank account and texts me pics of the transactions. I plan to buy a fast scanner as paperwork is a source of pain. I use a CPA for taxes, but it takes me a lot of work to get everything ready to turn in.

We have owned two vacation rental properties in SW FL for 13 years. The competition has increased and for the first time we had a difficult time renting Christmas week. There were many houses similar to ours open that week. It has been fun but the only way we have made money is because the properties have more than doubled in value. Local residents here and all over the country are trying to put difficult and expensive new rules on short term rentals so be sure to research that in your location.

We just bought a new car and used a 1.9% loan from our credit union rather than pay cash. The local banks are over 5% on new car loans and they can't understand why the credit union offers 1.9% rather than say 4% which still beats the competition. The same credit union mailed me an offer for a Christmas loan at 15% interest! Is anyone else seeing rates under 2% from Credit Unions?

We leave our large house a couple times per year for 6 weeks each trip as well as other shorter trips. We have a trusted longtime handyman come 3 days each week and open our bills and text photos of them to us. We also leave a prepaid and addressed Priority Mail flat rate envelope to forward other mail to us after 3 weeks. He also checks on the house and works on a project list we leave. We have him do carpet and window cleaning, tree trimming, remodel projects, oil changes on equipment etc.

I have bought dozens of items on FB Marketplace with no problems but usually try to talk to the seller on the phone first. I often pay right away and pick up later when more convenient. The scams are usually easy to spot especially when you offer to pick up and they say they have to ship. I did get scammed on a $40 item that was too good to be true and I decided to try it and get a refund if necessary. So far, I have not taken the time to work on the refund.

$50 per hour is the common handyman pay in my MCOL area. I have a regular guy I use who only charges me $15/hr. but he works very slow and likes me to help and listen to his stories. He has been tuckpointing a fieldstone chimney for me for 2 months when I would have guessed 2 days. I have found for drywall work I am better off paying $60/hr. to a specialist than his $15/hr.

In general, your idea of buying a vacation rental condo to rent out in busy times and use it yourself in slow times should work well. Many vacation rental properties sit empty in the slow season so it is great that you could use it then. If you can find a property that makes money from the high season rent, then your ability to use it in the other times is a bonus. You can find some useful Facebook pages with advice for vacation rental owners that would be good to learn from before you buy. One is called "Just say no to VRBO Service Fee". On the Toyota Highlander we just sold I wired the little key that pulls out of the fob under the car. Then I wrapped the extra fob in aluminum foil and put it in the glove box. (This allowed us to lock the car with fob inside) This saved us several times when I dropped my wife off somewhere and she had the fob in her purse. The car would run until I shut it off but there is no way to start without the fob.

We have seen many Miami residents buy vacation homes in the Naples/Marco Island area which is about a 2-hour drive. There are many homes and condos on canals with direct access to the gulf. We bought 13 years ago and love the area, but prices are currently high and insurance is a challenge.

I have a stack of the Menard's rebate forms and can quickly stick on my address label and mail it in. Actually much easier than most rebates I see. I have a small lumber yard 15 minutes closer, so I often pay 40% more to save time and get better quality lumber.

I believe in the traditional: All assets minus All liabilities = Net Worth. I have done this quickly at the end of each year for 45 years and find it interesting and reassuring to see our NW increase even in bad stock market years because of our real estate investments and our part time business. I am now semi-retired and have a tendency to limit our spending more than necessary. Seeing our NW increase substantially in the 4 years since I left full-time work makes it easier to splurge a little.

I think you could deduct the painting cost off of that year's rental income whether you did it while the tenant was still there or after they left. You will not get any depreciation deduction in the year that it is sold so it is probably best to write the cost off of the rent income rather than add to the cost basis. If the cost of the painting is over $2500 you may have to deduct some as an expense and the balance would add to your cost basis.

Travel is the only reason we don't currently own a dog. When we are home, we go get our son's dog which is just a block away while they are at work. When we are gone, they pay a neighbor lady who loves dogs and needs the money to keep the dog when they travel. The dog sees the neighbor often when we are out walking, and he seems to love staying with her.

After retiring from an industrial sales job, I have a profitable side business selling a few parts to some of my old customers. It is mostly repeat business, and all dropped shipped. It also allows me to write off part of my cell phone, internet, home office, mileage and other expenses. It only takes 2-5 hours per week, and I enjoy staying in touch with some longtime customers and vendors.

Be aware that Allegiant and other discount airlines will usually not show up on Kayak searches etc. I just had a friend fly a route with 2 connections when he could have flown non-stop on Allegiant at a better price but he did see the flight when he searched. I am no fan of Allegiant, but they are the best choice for some smaller airports. I just did a search on Google Flights and it did not show the Allegiant non-stop flight that I fly frequently.

Take a look at becoming a Florida resident and spending the winter there and also keep a place in Ohio for the summer months. This is very common and also allows you to homestead in Florida which can save a lot on property taxes over time. I believe as long as you spend more than 6 months out of Ohio (does not have to be all in Florida) you will be fine. You might be surprised how many Ohio friends/relatives will come see you in Florida as well!

My cousin was an avid hunter and outdoorsman and very well known in his small town. At his funeral he was in an open casket in a country church and his buddies all set something in the casket as they passed by. I was a pallbearer and we had trouble closing the casket because it was full of knives, fishing lures, bottles of booze and even a few handguns. During the funeral they passed a microphone through the pews and his friends told stories. At one point the pastor tried to wrap things up and the guy with the microphone said that today was Wednesday, and the pastor didn't have anything to do until Sunday so let them talk! After a lunch in the church basement everyone headed to the bar for more stories.

We are on 20 acres in the Midwest with lots of trees and approx. 4 acres of mowing. We have a John Deere 1550 60" front mount mower and John Deere 2210 small tractor with loader. Both have diesel engines which require less fuel, so we get by just using a couple of 5-gallon cans. We also heavily use our Kawasaki Mule UTV to maintain the property. We are retirement age and enjoy being outside and keeping busy, so this suits us well. We also have family and grandkids very close by that enjoy the property and that will keep us here longer. We severely underestimated the amount of tree work required but usually we can put that off until we have the time and help. Only you can decide if this lifestyle is for you. Definitely best if you like ...

I don't like the way VRBO has jacked up their fees, but it is does give you protection from fraud. There are lots of vacation rental Facebook Pages out there, but you have to be very careful. If you take the time to verify ownership of the home and talk to the owner on the phone it will expose 99% of the fraudulent listings.

In SW Florida I believe these costs are usually the responsibility of the renter and would cost roughly $400/mo. if it was all hired out. This assumes the house is not part of a HOA.

The 5% off asking price is pretty meaningless especially for a unique property. We bought our unique house/acreage for 20% off of the listing price and it had been reduced nearly 50% before that. I think we could have bought it 10% cheaper but I didn't want to take the chance as my wife was in love with it. The appraisal came in at exactly what we offered but the comparable properties used were very different from what we bought.
It really just comes down to whether you want to take a chance on losing the property.

I have used ACT! contact management software for over 20 years with my one-person small business. They are no longer supporting their older software and I would prefer not to pay $30/mo. for their cloud-based plans. I have about 2600 contacts which I can search by state, zip, customer type, products used, etc. I also use it for hobbies, travel sites and many other things. I don’t use any of the advanced features but heavily use the notes that I can add to each contact. There are dozens of CRM products available, but I am having a tough time finding a simple product to switch to. Does anyone have a recommendation for a simple, low cost, cloud-based contact management system?

We share a Florida vacation house with 2 other couples on which we have paid high insurance premiums for 12 years with no claims. Every year we discuss dropping all but the liability insurance as the lot is worth nearly as much as the total property value. So far, we have kept the insurance but if we get a big premium increase we may cancel. Yes, the insurance is paid by the HOA but the cost is of course passed on to the condo owners. We also have a policy on the condo interior.I am on the board of our condo's HOA. What your board said is accurate. But isn't the insurance being handled by the HOA, like ours is?

We were just notified that the insurance on our SW Florida beachfront condo is going up 320% this year. The condo board said many insurers have pulled out of Florida and there is little competition. The building had no damage from Hurricane Ian except for some minor landscaping damage. When researching this, I found that fraudulent claims might be more to blame than Florida’s weather. Florida accounts for only 9 percent of the country’s home insurance claims but 79 percent of its home insurance lawsuits. An insurance reform bill was just signed into law last month to hopefully slow this down. Anyone watching TV in Florida has seen the constant barrage of ads by law firms. I would like to know what insurance increases other Florida homeowner...

We have a home, two second homes and two vacation rental homes and we use autopay for most bills. As someone else mentioned, for some small monthly bills I prepay 6-12 months in advance instead of using autopay, so I don't have to record the amount in my checkbook every month. I only pay myself once per year.

I agree with most of these responses. I am saddened by the decline of San Francisco, Chicago, Portland and many other cities I once enjoyed. I disagree with Mt. Rushmore/Black Hills, Nashville, Key West and Marco Island being listed. Although all have suffered some growing pains, they are still some of my favorite places.

In 2018 we paid $4 SF for a Kolay brand LVP flooring that is thicker than most and just butts up and does not snap together. We installed it ourselves in a vacation cabin basement that had flooded so we removed the carpet. The pieces along the walls that are cut to length are taped down, but all the std. length pieces are not. If we get water again, we plan to leave the special cut pieces in place and take out the std. pieces until everything is dried out and then replace. We have been happy with the floor but in talking to the dealer we bought it from they said they no longer sell it. I like the idea that it does not snap together which makes it much easier to remove and replace.

4/ You retired from a long-time sales job, and you have a few products that you can buy from long time vendors and sell to your favorite customers. It is all drop shipped and very profitable compared to the time required. It is hard to pass up an easy gig and keeps you in the game. I have a ton of interests outside of work, but I still like to work a few hours a week.

I am shopping for a Kia Telluride and the two dealers I have talked to are adding 5k to MSRP. The local Toyota dealer will sell a Highlander at MSRP as will the Jeep dealer on a Grand Cherokee. The Kia dealers keep emailing me even though I tell them I won't pay over MSRP.

I bought a powered parachute ultra-light many years ago as it appeared to me to be the safest, easiest way to fly. I enjoyed it for a couple of years but then sold it as I was not flying enough. It might make more sense now that I am retired and have more time.

In SW Florida we are seeing the same. Plus, there are proposals to restrict weekly rentals and that has owners that rely on rental income scared.I am seeing price cuts, longer days on the market, and more inventory.
I wouldn't call it a buyer's market yet, but it is moving that way.

As you probably know there is a tax break that is sometimes called the "Masters exemption" since homeowners close to the Augusta National Golf Club can earn as much as $20,000 renting out their homes during the annual tournament without having to report the income on their tax returns.We just retired and moved back to the Augusta area. My son and I went on Sunday in 2012 for $700 each through a local broker. My notes say Stub Hub was $850 or so. I have tried many times to get tickets through the lottery but failed again this year. I want to go back next year with both of our sons, and it looks like tickets are way higher. There is a lot of trust required by both the seller and the buyer with Masters tickets. The seller needs you to return the ticket so the buyer of the next day can use it and the buyer has to pay for the ticket long before getting it. It was a great experience and at least the food and beer were cheap!

I made something similar while in high school nearly 50 years ago - it worked great. Two blocks from our house was a gas station with an outdoor lift that was free for their gas customers to use. The good old days!

We considered a bunkbed for a vacation rental condo with an 8' ceiling but instead bought a KD Frames Nomad Platform Natural Poplar Bed with trundle on Amazon. Great price and quality. American made.
