There's a timing thing involved as well. The interest only and ARMs being argued for in this one haven't been all that bad for the past decade. Because mortgage rates have gone down and stayed down. I wonder if they'd feel so good about them in a rising or high mortgage rate environment?

OP talked of giving the current landlord a 60 day notice. I'm guessing the June closing was wanted by the OP due the the current rental lease ending then, or just worked out well for seller and buyer? I doubt it's a financing thing.

I wouldn't change a thing. You have a great rate and only 8 year left on the primary home. Someone else pays the rental mortgage interest for you, and you get to claim the tax deduction from it. Leave things as they are, IMO.

If it's going to be your "last house", I really wouldn't worry about the short term housing market. I would look and buy when you're ready. Whatever happens over the next year or so isn't likely to matter much in the long run.

A backdoor Roth cannot involve more than about $7000 of money. If you are worried about losing $3K to $4K, then you need to get a bigger portfolio to start with. That fact that you have to do a backdoor Roth instead of just contributing means that you had a lot of income --- so much that $3K to $4K...
