Is absolutely true, and why these threads always blow up. I mean... Not so fast: there is undoubtedly a large but quiet group of Bogleheads who take the moderate and (IMHO) reasonable position of "US stocks are good enough for me, and I just don't feel comfortable with international stocks in my portfolio". On the flip side, I'm definitely among the most strident advocates for international diversification on this forum and I know that sometimes I take a strong position. I might go so far as to say that every investor SHOULD be internationally diversified, and I can see how someone who chooses not to invest internationally might feel admonished by that. Thanks for the advice guys. The reason why I considered it was that bogleheads generally strongly advises not paying off the mortgage and instead invest in index funds ( dollar cost averaged) . I was stupid and paid off my mortgage. Now that the market has crashed 25-30% , isn’t that a good time for NW not to be in home equity, but rather in stocks? My fundamental confusion is how is this more risky than many in bogleheads who don’t payoff mortgage (but can very well afford to) and instead have been investing in stocks the last few years I think you're seeing what you want to see here. MANY BHs will say to pay down or off the mortgage before taxable investing at least. Not before tax advantaged stuff though. I'd say you were smart to do wh...

US only folks.... I think US only is fine, it's likely to give good returns, and if others want to hole US and INT no biggie it probably won't make much of a difference.
INT folks... You have to hold INT, you're wrong to hold US only, the experts all say hold both, and you will be better if you just do what I say.

So, no one knows, right? It's just as wrong to cram international down folks' throat like the HAVE TO have it. To each their own. Global indexing is a neutral starting point. I'm not trying to cram anything down anyone's throats , just point out the obvious. People can and should deviate from defaults for good reasons, not start at a non-default point like US-only. Want to tilt US? Sure, just have solid reasons. I am a dog with a bone on this front because I don't think people get that single-market risk is real. It has showed up at various times and in various places, including emerging and developed markets. It could show up here. Lots of reasons these days to think it might. I'd wait at least until the no rent exceptions are lifted in most places.
It is timing. But, in this case it seems reasonable to me. Looking to get into rental properties, it seems wise to wait a bit while current issues play out. The issues could lower the housing market, or maybe not. The issues could make some folks want to get out of the rental property business... see, can't collect rent during the crisis. There could be deals in the months ahead. Or, again, maybe not. But, I don't think it's going to hurt and nor will you miss out on anything by waiting a bit.

I have a paid off home. What are your thoughts on taking (up tp 80%) of home equity out as a HELOC and investing it in S&P index funds now in the middle of Covid (Apr 2020) ? We are middle aged (late thirties) couple. Have good incomes and good NW. But with Covid, everything is up in the air I don't know why anyone would ever want to do this but with "everything up in the air" as you put it; why in the world would you be thinking this way? You have a paid off house (most don't), have good incomes (most here likely do), and good NW (most here likely do?), and are young! Keep your house as a paid off asset, maximize all tax advantaged retirement options, and put whatever other discretionary income you have in the S&P index....

I see a slow uphill climb of rates starting .... sometime. I couldn't say when with it being one thing after another it seems. But, my best guess is we're in a similar to post WWII time and we'll make that slow climb up. Just a guess though.

Details online for a 3 month forbearance on mortgages at my particular lender say the options after three months up are pay Balance of amount not paid immediately Call to setup payments of balance over time Call to see about re doing mortgage w/ balance added to the end of loan Call to Extend forbearance No Negative Credit reporting and no late fees. Call me cynical but sounds reasonable....any gotchas? If none, what would be the reason to not continue this type of program indefinitely? Have you ever been out of the Midwest? I don't ask that to be mean. I'm asking because I grew up in MN, and if I think of what you're thinking of as a backyard garden, you may not find that in lots of 10 month sunshine areas. At least in the natural ground. There just isn't great dirt and soil everywhere. You may need to realize your garden might be in big planters/boxes. This could be a pick two of the three, but not all three sort of choices. Sure agreed soil is needed. that is what looking for perma culture areas... I do see your point weather and location is good, you cannot afford the land to garden... We have to acknowledge that we have travelled ... outside of midwest... Just wanted to make sure. I barely left MN before I was almost...

Decision between traditional 401k and Roth is a matter of "tax rate" including everything such as IRMAA. However, in the case of a wash between the two, isn't it better to contribute to traditional in the down market because you get more shares? Not arguing with that (because I'm not certain of the answer!)... but doesn't the "more shares" aspect benefit Roth in the same way as Traditional? I am missing why it would confer a bigger benefit in Traditional. Assuming they didn't change their contribution amount to make up the difference, a traditional contribution of say, $500 for example, would buy $500 worth of shares being pre-tax. The same $500 contribution to Roth after-tax would buy $425 worth of shares. Again, with ...

Hedging your bets against a "currently unlikely" situation... nope, doesn't make sense to me.
If you're selling stocks because you're worried about them going down more.... and, you're worried about having a mortgage payment if an unlikely situation occurs, sell stocks and pay off the mortgage.

Are you asking this because you think the top 10 companies make up most of the returns for the S&P 500? That's probably a good assumption. I haven't checked nor do I want to. But, I'd think you could compare the DOW and the S&P 500 returns to get a pretty good idea what the top 10 or 30 companies would return compared to the S&P. They're pretty much the same, is what it comes down to.
The other part is, how would one do this? If one is using a 401k, IRA, and all, it would be tough to implement across accounts.

Like I read in Larry Swedroe's book, 'if predicting the stock market is difficult, predicting interest rates is impossible'. The two are not automatically going to go in opposite directions as you imply. So, if stocks go down, interest rates should go up then, right?
As I said, to each their own. For you folks that like ARMs, interest only, and having mortgages for 50 years in total, have fun. I'll take a 3 something percent fixed rate mortgage any day while we can get em.

It certainly wouldn't be a horrible idea. But, there's really no reason to pay off the rental. I'm not a fan of debt either, but the debt on the rental is not bad debt to have. I still say, leave things as they are and focus on knocking out the HELOC. Then you're good. I wouldn't pay down either house early with the low rate on the primary and the other being the rental.

There's a timing thing involved as well. The interest only and ARMs being argued for in this one haven't been all that bad for the past decade. Because mortgage rates have gone down and stayed down. I wonder if they'd feel so good about them in a rising or high mortgage rate environment?

OP talked of giving the current landlord a 60 day notice. I'm guessing the June closing was wanted by the OP due the the current rental lease ending then, or just worked out well for seller and buyer? I doubt it's a financing thing.

We put an offer on a home and also had to go a few thousand over the asking price to get the house. We love the house, we love the town and need to stay in a confined area so my two daughters don't have to change elementary schools. We moved to this area in October so moving them to another elementary school is unacceptable in our eyes. The house was appraised about two weeks ago and the value came in $5k above the price that was accepted. Buy it. You guys love it, the jobs are secure, and it's where you want it. Who really knows what the housing market will do? If you end up keeping the house for a long time, which it sounds like you will at least while the kids are in school, whatever happens over the next year or so won't matter. Maybe ...

I wouldn't change a thing. You have a great rate and only 8 year left on the primary home. Someone else pays the rental mortgage interest for you, and you get to claim the tax deduction from it. Leave things as they are, IMO.

Can someone explain to me the end-game of an interest-only mortgage? I’ve never seen a quote for one that goes past 10 years (HEDGEFUNDIE say he was quoted a 30-year but WF doesn’t advertise them as far as I can see) but then what? I’m sure the bank would love to collect interest for X number of years and then just take back the house when you die since you will have paid zero principal but that can’t be the plan, can it? What is the end game of a renter? Keep renting, or buy a house. At the end of the 30 years, you can choose to take all the money that would have gone into principal and pay off the house. Or not. If not you can just keep rolling your refis well past your life expectancy. I am reminded of the admonition we give to posters ...

If it's going to be your "last house", I really wouldn't worry about the short term housing market. I would look and buy when you're ready. Whatever happens over the next year or so isn't likely to matter much in the long run.

So, you may be next... and you want to start dipping into the emergency fund to fill investment accounts? Uh, no.
This forum can really skew priorities. It's a little worrisome, really. Filling the 401k is not the most important thing in life. Not that folks shouldn't do it or try to do it, but sometimes it might not happen. Keep perspective.

They are adults and need to figure their money situation themselves. IMHO, don't borrow money to give to them, at least this early in the game. Or even mention that you might. Oh I agree. They just know in general that we are there for them. They are all very responsible… Great track records in being financially responsible early in adult life. But, this is a highly unstable environment that we’ve entered into. Normal rules of thumb may not apply. The "normal" sounds like they will get through this fine, if they're great at being financially responsible. Again, you have the HELOC already right? You have the funds available already... IF NEEDED. Since it's likely they will be just fine, refinancing the house for a not very likely ...

Times like these show how human, human beings are, huh? Any other year, OP and folks bringing similar things up, probably just do a backdoor or Roth contribution without thinking about it. They still could gain or lose a percent or two the day after since we never know. But now.... they wait, want that perfect point to do it, think they can time it, want to avoid a drop or gain, and so on....

So, you already have the HELOC, and it's there ready to be tapped anytime? Why are you looking at any other options?? You're overthinking this.
