In the attic area will it be livable space, if so include a full dormer at the rear and nice wide dormer on the front with picture windows. We had an attached 2 car garage and finished the space above several years after moving in, amazing how much livable space you gain with the dormers.

What is the rating of the relief valve you installed? If you exceed or are close to the trip point it will drip. I had the same happen to me, turns out the pressure reducing valve taking the city water from 60 psi to 20 psi was bad.

Why not just get a bank safe deposit box? Just make sure the box you get is not on the bottom rows in case they have a fire and the room fills with water. We actually had this happen our documents were not damaged since our was 5 rows up off the floor. We got a year of free rental for our troubles.....
