OP There are other numbers to be in compliance with besides the 1980# towing capacity. The 2010 Ranger has a 200# maximum tongue weight on the bumper. NASDAQ doing a very little minor soaring this morning.

S&P not really free falling, but underwater soaring (also called diving).

I don't see any income from your income property in there.

I suspect you will be fine when that is included. Also, IMHO a 3% SWR is ultra conservative and 4% is still pretty conservative and would allow some margin on income over expenses.

Have you considered a 1031 exchange to buy a another property you can use for your personal enjoyment? That would solve the tax problem and the landlord problem. We are in southern Oregon where the winters are fairly mild (20 degrees and above, mostly above freezing) and the summers can be very hot, but with moderate humidity.

We just got an 18 SEER 2-speed compressor and it knocked about $200/month off our electric bill.
