Thank you for the responses and helpful comments. I’m still gathering data, so I don’t have many things available , including the partnership agreement details. I know this is sketchy, but I wanted some general thoughts on this process.
This is an LLC. Two person partnership. K1 for tax purposes.
The initial investment was never recovered, eroded by overhead, interest on loans, etc.
Ultimately, I want this debt repayment (i will pay off in full this week) to sting as little as possible, which is reasonable.

Hi all. I’m going to talk to a CPA soon, but would like to hear some opinions from fellow BHs. Spouse started a business venture in 2020, with one other business partner . Spouse took out about 80k in loans to start the business. Spouse can’t make a profit, always breaking even, and decided to quit (after a year of soul searching). Spouse hasn’t talked to the partner yet, so I don’t know how office lease, office expenses and employees will be handled. They went 50-50 with office expenses. Their office/employees are shared, but the partner is otherwise independent business-wise from spouse. Yep , after years @ 820+, I dropped last month to 705 just for exceeding 50% credit line (gets paid off monthly , 0 debt). I could be wrong , but credit companies are leading me to get more credit cards, so my % utilization is lower , why I have no idea .

I'm thinking about spending 7-9 days @ Oregon Coast with the family. I was going to do North Cali and Oregon, but that's probably too ambitious. Anyway looking for ideas. Not sure whether I should set up one HQ and explore from there for the week, or move around a few times. Goal would be to explore cool beaches, nature, lighthouses.
Also, would entertain doing N. Cali, start from Big Sur and then move north...
Theme: Cool weather, low human population.

IMO: The reality is from now on car prices will around the MSRP. They will not go lower again. Why? Because car manufactures are flourishing , and the epidemic/"chip shortage" is a paradigm changing godsend for them. They will not start spewing out cars to the dealers even when they can. Dealers will become more of a "showroom experience", rather then "pick what you like from the lot experience". Seems unlikely to me. Once the chip shortage is over, it will only take one manufacturer to decide that having an inventory on their lot will attract more business. IMHO, the others will get left behind. OP: I have the answer. the KEY is insulation. Since you can’t do anything meaningful about wall insulation, you absolutely need to maximize your attic insulation. Go to attic, measure depth of insulation. Measure dimensions of at attic. Then go to Home Depot, rent insulation blower, and get insulation packets. Then blow as much as insulation as possible ( careful NOT to block soffit vents) into attic. That is going to be your best move. After, you need to make sure your roof has enough soffit vents and roof top vents. You must have airflow thorough the attic. This you cannot do your self , but it is required. Only new. Slightly used cars are are similar price as new, particularly popular models. Old cars are money pits when it comes to repairs (if you maintain properly, which I assume lots of people do not) ... I wouldn't consider keeping an ancient toyota.

First, I don’t think thieves and their buyers care about whatever you want to etch on your cat. converter. Second, converters are not brand specific for Saturn. So, if you are one of the very very very unlucky souls to have your converter stolen, they can weld in a new one pretty easy. The shape, size, metal content are all different, not just the make / model but even the generation of a car (like Prius 2nd gen vs 3rd gen). Also, once the cat is stolen the owner has to dish out 3000~4000 to get a new one installed. This whole ordeal isn't easy at all. The original cat doesn’t matter. It just doesn’t . You should be good with a Tundra with about 100k miles. I found dozens with quick autotrader search in my area just now. Horrible gas milage and questionable safety/crash worthiness, but I believe they’re generally more reliable than other trucks.

There is probably no way someone can give you reasonable advice without seeing exactly what setup you have.
With that said, I have 3 separate AC units and routinely run different temps based on daily/seasonal/vacation needs. In 10 years haven't noticed disadvantages to having different temps in different areas of the houses, even with significant space overlapping.
The only thing I would be careful about is not running much hotter air downstairs and much colder air upstairs. I think that would make the upstairs unit run overtime, due to constant heat rising from below.
I am not an hvac expert, so these are just my opinions

One time experience from few years ago, just a few thoughts
-Cape cod drive from Boston is not bad, but once you get closer, particularly the bridge and further in, it was a horrible bottle neck...basically the worst traffic jam I've seen to a tourist destination. I bet Waze app would be helpful for planning, prior to car trip departure.
- Personally, I found Provincetown quite unappealing, and got out of there pretty quickly. The rest was pretty cool. The beach was nice, but there was a serious issue with biting horse flies, and I'm not sure if that was just one time thing or not...

Is there any resource for cross-class comparison? The Hyundai has some compact SUVs that are reasonable but not excellent safety rated (by excellent I mean subaru-level). I could get a late model one for 15-18K. Corrolla is obviously a great car. At the same time I know that bigger cars are more safe overall, so a reasonably-rated big car might not look like anything special but actually be safer than a higher-rated smaller sedan. Anyone know if it is possible, to compare *between* classes? I do kinda like the idea of waiting for 3 mos, using my bike a lot more and taking the opportunity to get in shape and add some to my sinking fund, then buying before it gets bitter cold. . . Not completely sure what this comment means, but will try to address. Alignment is done with laser guidance (accurate to 0.04cm). You get a printout before and after service. Shop would have to flat out forge a paper document to fool you into accurate alignment. Some thoughts, running 3 hvac units:
- anecdotally Lennox is low quality and Carrier is great. I have both.
- I go for lower grade units since I usually can’t justify increased price by energy cost saving . But then again, I’m “frugal”.
- It is very important to have a good warranty on the product and company that is large enough to service 24/7 without hassle if needed. Larger hvac companies warranty parts longer than manufacturer warranty. So, IMO it is better to pay extra to have a well established hvac company do this job, rather than a single man operation.

Couple of additional thoughts, and I'm no expert: -Bad roads are all over the country, south, west, north, east. -Need for alignment is independent of manufacturer. Yes, even Toyotas sometimes need alignment :wink: -Mileage by itself is not always a great indicator for alignment need. You may need an alignment the day after alignment if unlucky (ask me how i know). Some cars are not perfectly alignment out of factory, ie my new 2010 Pilot -Never have a dealer do alignment, they always want to do it, and prices are insane. :moneybag . We usually do Colorado mountains (drive from TX) for cool summer weather, but this is not a good option for motion sickness.
You could do west coast (ON the coast, as inland CA is as hot as TX). For example few years ago we drove from LA to SD and back. Beaches and Disney land. Or you can check out SF and surroundings.
Not sure where you went in PNW, but Olympic NP and Rainier are good summer options.

I don’t want to recommend anything specific. There are multiple platforms for real estate debt investing, so do your research. I agree with a prior post - cars last as long as you want them to. Meaning, as long as you are willing to pay for new parts/maintenance (this goes for every single brand), the car will go. I could be wrong, but I believe that toyota/honda owners are more willing to extend this upkeep period? based on expectation/advertising/perception of car immortality, though we will never know. For me, there are three factors for trade-in: (1) I get bored of a vehicle , (2) I get tired of paying for repairs/upkeep, (3) the vehicle is not safe for some reason. OP, you're right. Totally bogus. I bought a $3500 online mattress b/c reviews were stellar. It was horrible, couldn't get used it...literally worse than my couch . Thankfully they took it back. My advice, do not buy online; try it out in a local mattress store. As far as prices, I don't know where they come up with it. I tried one of those reclining mattresses at Texas state fair in '19, and the salesman gave me a $17k quote, no joke.

There is absolutely no way I would ask/expect my daughter or wife to change a car tire. Unless one lives in remote part of the country, the reasonable answer is call for help. Possibly my wife or daughter would stop by and change it for them. Sweet! I just need their cell phone number(s), particularly when the flat is by the side of the interstate. I'm not totally sure what an internet radio is (I stream music through iphone/pandora via Bluetooth speaker), but wifi is absolutely sufficient . I'm running 4-5 laptops, 4 iphones and streaming 3 4K netlfix/cable TVs with wifi (fiberoptic router internet connection).

Yes. I purchase most my tires from my local discount tire. They’re just fine. You don't move your safe money into these investments. You move your single-stock play money into these investments. The 7.62% should be compared to leveraged stocks, not a savings account.
There is a fundamental misunderstanding of “risk” in the crypto world.
I really don’t understand this recent influx of crypto speculators to this forum.
What's not to understand ? If volatile crypto"currency" is fundamentally a (thinly veiled ) pyramid scheme, then the scheme needs more "investors". What better forum than BH to turn up the fomo?

There’s no right answer and there are tons of 4WDs out there. Wrangler is the undisputed King of off-road. With that said, for sand you can get a variety of choices that suit your needs and budget.
If you buy new, something that’s intriguing me lately is the Ford Ranger. It has different off-road drivetrain settings with sophisticated algorithms, and locking rear diff. There’s the new Ranger Tremor with pretty cool suspension stuff. Price is very competitive!
I’ve driven my Tahoe in really technical sand off-road (not on purpose) and it does very well, but driving an expensive suv off road is not ideal IMO.
