Re: "Nobody's ever regretted paying off the mortgage."
I used to redirect additional money toward it just to make myself feel better ($1k/mo extra on the mortgage payment), but refinanced into a 15 year @ 2% last year. I stopped extra contributions completely now and everything is going into taxable. I don't mind holding 2% debt on a balance I could pay...

Re: Deck Replacement Options
This is anecdotal, but I have heard from two sources (a neighbor in the process of building a new house and a retired GC) that materials costs across the board are "ridiculous" right now and that I ought to avoid redoing my deck for a year or two unless it is totally unusable/falling apart.

It's interesting how that Kia Telluride with 20/27 mpg is a relatively inefficient car nowadays. From the internet, this is about the same fuel efficiency as a much smaller and lighter typical 1990s sedan like Honda Accord. I recall that Dodge Durango from a while ago used to get 9/10 mpg. Anyway, ...

No fence is 100% but you can come close. Depending on the breed, some dogs can escape a fence suitable for a penitentiary.
